Maintenance Operative
Location: Sandwell Salary: £27,500 – £33,500 (dependent on skills and experience) Schedule: Full-time (37.5 hours per week)
About the Role
Ready to impact a better future? As a Maintenance Operative in our AASC team, you’ll play a hands-on role ensuring the properties we manage are safe, functional, and compliant with service standards that communities rely on.
Your work will directly improve people’s daily living conditions by delivering essential maintenance across a designated portfolio. You’ll help create safe, welcoming, and compliant living environments, ensuring every property meets Home Office requirements and supports positive experiences for residents.
Responsibilities
You’ll be entrusted with:
- Providing general building maintenance services across a defined property area.
- Reporting and closing faults using the AORA IT system, maintaining accurate property records.
- Ensuring properties are free from building defects, aligned with Home Office Contract standards.
- Liaising with approved subcontractors to maintain quality, access, and audit compliance.
- Conducting annual Portable Appliance Tests (PAT) for all properties in your portfolio.
- Undertaking specialist trade duties and assisting colleagues with fault-finding.
- Carrying out garden maintenance, furniture repairs, and materials management using approved suppliers.
- Managing waste removal responsibly, in line with recycling regulations.
- Completing KPI-driven tasks on time, prioritising urgent work, and collaborating with Housing Officers.

Requirements
To excel in this role, you’ll have:
- Experience in building maintenance or a relevant trade.
- Knowledge of health and safety principles and safe working practices.
- The ability to prioritise workloads, manage time effectively, and solve problems independently.
- Strong communication and collaboration skills, working closely with colleagues and stakeholders.
- A valid UK driving licence and willingness to travel across the region.
Vetting and Checks
This role requires Baseline Personnel Security Standard (BPSS) clearance, which includes:
- Verification of identity, employment history, nationality, and criminal record.
- Potential need for formal Security Clearance (e.g., CTC or SC), involving deeper background checks.
- UK residency requirements may apply for certain clearance levels.
- You’ll also complete an Occupational Health Questionnaire to ensure suitability for the role.
