Maintenance Operative - Canary Wharf - £35,000 per annum

My client, a leading provider of Purpose-Built Student Accommodation across London, is seeking a Maintenance Operative to join one of their leading sites in Canary Wharf.

In this role you will be responsible for the day-to-day reactive and planned maintenance of the building, ensuring residents enjoy a safe, secure and well-maintained environment whilst delivering a first-class resident experience.

Due to the technical nature of the building, experience working within a Passivhaus or other highly sustainable/energy-efficient buildings would be highly advantageous. Candidates with a recognised trade qualification or strong practical experience in electrical or plumbing maintenance will be particularly well suited to this role, as you will be responsible for helping to maintain the performance and efficiency of the building's systems.

Responsibilities

  • Carry out day-to-day reactive and planned preventative maintenance
  • Identify and rectify maintenance issues, including minor plumbing repairs, unblocking sinks and showers
  • Painting and decorating
  • Conduct regular building inspections and building walks, logging observations accurately using company systems.
  • Inspect communal areas, plant rooms, risers and other operational areas to ensure the building remains safe, secure and well maintained.
  • Work closely with the Customer and Night Teams to resolve maintenance issues and deliver an exceptional resident experience.
  • Maintain accurate maintenance records and property documentation in line with company procedures.
  • Support the onboarding of new colleagues by sharing knowledge and best practice where required.
  • Assist on-site contractors, ensuring works are completed safely and in accordance with health and safety procedures.
  • Respond appropriately to maintenance issues and incidents, contacting emergency services where necessary.
  • Promote and maintain the highest standards of Health & Safety and Fire Safety, reporting any hazards or concerns.
  • Deliver excellent customer service, taking pride in maintaining a safe, comfortable and welcoming environment for residents.

Required Skills

  • Previous experience in a Maintenance Operative, Maintenance Technician or similar role within residential, PBSA, BTR, hospitality or commercial property.
  • Experience carrying out both reactive and planned preventative maintenance
  • Candidates with a plumbing background should hold an NVQ Level 2 (or above) in Plumbing or an equivalent recognised qualification.
  • Candidates with an electrical background should hold a recognised Electrical Installation qualification together with the 18th Edition Wiring Regulations (BS 7671).
  • Strong practical experience in general building maintenance, including painting, decorating and minor repairs.
  • Excellent customer service and communication skills with the ability to build positive relationships with residents and colleagues.
  • Good organisational skills with the ability to prioritise workload and work independently.
  • A proactive approach with a strong awareness of Health & Safety and Fire Safety.
  • Experience working within a Passivhaus-certified or other highly sustainable building would be highly desirable, with an understanding of the specialist maintenance requirements associated with low-energy developments.

Salary: £35,000 per annum + Company Benefits

Working Hours: 37.5 hours per week, Rota'd between 8am to 8pm Monday to Friday, you will be required to work one weekend and be on call once or twice a year.
