Location: West Midlands, with travel across the Midlands (Leamington, Warwick, Rugby, Stratford-upon-Avon, Solihull and nearby)

Hours: Full-time, Monday to Friday, with a share of the weekend on-call rota.

Salary: £30,000–£36,000 plus mileage or a van allowance


About us

Stay Hosted manages 35+ short-term rental properties across the Midlands, for property owners and on its own leases. Guests expect a hotel-standard stay and owners expect their asset looked after. You'll be the person on the ground who makes both happen.


The role

You'll own maintenance across the whole portfolio. You'll spot issues before guests do, get repairs booked and finished between stays, and handle in-person problems when something goes wrong. Our remote guest-communications team handles messaging. You'll be their eyes and hands at the properties.


Key responsibilities

Maintenance coordination

  • Own the maintenance log for property issues. Every issue is logged, assigned, chased and closed off with photos.
  • Build and manage a reliable network of local trades: plumbers, electricians, handymen, locksmiths, appliance repairers. Get quotes, negotiate prices and hold trades accountable for quality and timing.
  • Schedule work around the booking calendar so no stays are lost to repairs.
  • Carry out small fixes yourself where sensible, such as bulbs, batteries, flat-pack, sealant, minor snagging and smart-lock resets.
  • Approve jobs within an agreed spending limit and escalate larger jobs with a recommendation.

Proactive property care

  • Run a planned preventative maintenance schedule, for example boiler servicing, gas and electrical safety certificates, smoke and CO alarm checks, fire safety equipment, gutters and seasonal checks.
  • Carry out regular property inspections and turn findings into logged actions.
  • Keep an eye on inventory and consumables, and flag wear and tear before it shows up in reviews.
  • Track compliance certificate expiry dates for every property.

In-person issue handling

  • Attend properties for guest issues the remote team can't fix, such as access problems, heating or hot water failures, leaks and noise or neighbour complaints.
  • Take part in a fair on-call rota for urgent evening and weekend callouts.
  • Carry out post-stay damage checks and gather evidence (photos, notes, quotes) for damage claims.

Cleaners and turnovers

  • Quality-check cleans with spot checks and follow up on issues raised.
  • Make sure cleaners report maintenance issues and make sure those reports are acted on.
  • Handle guest lost property: collect it, post it back and close it off in the log.

Onboarding and owners

  • Support new property onboarding with set-up snagging, key and lock installation, and property manuals such as stopcock location, boiler model and Wi-Fi details.
  • Write clear, professional updates for owners on works carried out at their properties.

What success looks like

  • Every maintenance issue is logged, with a named owner and a clear status
  • Most jobs are closed within an agreed turnaround, with urgent issues attended the same day
  • Fewer maintenance-related complaints and negative review mentions
  • No stays lost or refunded because of preventable issues
  • Compliance certificates are always in date
  • Maintenance spend per property is tracked and kept under control

About you

Essential

  • Experience in property maintenance, facilities, lettings or hospitality operations
  • Practical and handy, able to diagnose problems and do basic repairs
  • Highly organised, keeps records without being chased
  • Full UK driving licence and your own vehicle, van is ideal.
  • Calm with guests under pressure and firm with trades
  • Comfortable with apps and software

Desirable

  • An existing network of Midlands trades
  • Short-term rental or serviced accommodation experience
  • Knowledge of landlord compliance: gas safety, EICR, fire safety and HMO rules
