Maintenance Team Manager
About the Role We are Global Guardians, the UK’s leading Property Guardianship Company, with a mission to bring empty properties back to life for the benefit of local communities. We focus on sustainable and affordable solutions for managing vacant buildings by placing working professionals as guardians into these properties, ensuring they are kept safe and secure.
We are seeking a Maintenance Team Manager to join our team on a permanent, full-time basis. The role is based at our Cuffley office (or working from home), but you will be required to travel across various locations in London and the surrounding areas.
As a Maintenance Team Manager, you will lead and oversee the maintenance team across all managed properties, ensuring they remain safe, compliant, and fit for occupancy. Key responsibilities include day-to-day operations, team management, contractor coordination, and upholding high standards of property care to support operational KPIs.

Key Responsibilities
- Lead, manage, and motivate the maintenance team across multiple sites, primarily in London.
- Ensure all properties are maintained to high standards and remain health and safety compliant.
- Plan, schedule, and monitor maintenance tasks, covering property fit-outs and occupancy readiness to meet operational targets.
- Liaise closely with the Operations Manager and FM Admin Team to coordinate property availability and maintenance work.
- Manage contractor relationships, ensuring compliance, performance, and cost-effectiveness.
- Respond promptly to urgent maintenance issues and emergencies.
- Conduct quality checks and sign off on maintenance works conducted.
- Provide accurate reporting to their line manager on a daily, weekly, and monthly basis.
- Have authority to schedule and prioritise maintenance work across sites.

Requirements
Qualifications & Certifications
- Relevant vocational qualifications in facilities management, building maintenance, or a related field.
- Health and Safety certifications (e.g., NEBOSH, IOSH) preferred.
- Driving licence (due to travel between sites).
Experience
- Proven experience in managing a team of maintenance staff or contractors.
- In-depth knowledge of health and safety regulations, building compliance, and property maintenance practices.
