The Role
The Maintenance Technician assists in the maintenance and operation of all related mechanical equipment, electrical equipment, and other building related equipment for a large multi-purpose building. Ensure high standards of customer service at all times and professional at all times.
Specific Functions And Responsibilities
- Competently handle routine tenant comfort calls.
- Perform most PM functions with little or no direct supervision.
- Be conversant at a general level with building automation controls.
- Understand and operate most building life safety systems.
- Perform routine repairs unsupervised.
- Assist with minor electrical repairs.
- Assist with customer equipment, furniture and box moves.
- Assist in routine monitoring of service contractors.
- Minor plumbing repairs, general building manager duties as needed (lighting, ceiling tiles, handyman etc).
- Have a basic working knowledge of refrigeration and air-conditioning principals.
- Be able to identify and communicate items of technical concern to their supervisor.
- Demonstrate initiative to attend formal technical training and improve skill set.
- Respond to emergency calls after hours on a rotating basis.
- Coordinate and escort vendor partners visits
- Monitor, Track and Record work related activity and requests in Computerized Maintenance Management System.
- Promote and maintain a safe work environment.
- Perform other duties as required.
- Learn and follow established building systems operating procedures.
- Assist with inventory management, including tracking and restocking maintenance supplies and materials.
- Maintain maintenance tools, equipment, and work areas in a clean, organized, and safe condition.
- Conduct routine building inspections and report deficiencies, safety concerns, and equipment issues to management.
- Maintain a professional appearance and conduct when interacting with tenants, vendors, and visitors.

Required Skills, Education And Experience
- Minimum of 3 years’ work experience in HVAC mechanical concepts, in addition to basic electrical, and basic plumbing.
- Evidence of mechanical aptitude.
- Excellent customer service skills.
- Good verbal, written communication and computer related skills including work order technology.
- Valid driver’s license and satisfactory driving record.
- Working knowledge of hand and power tool operation and safety.
- Ability to lift 50 pounds.
- Ability to climb ladders.
- Ability to pass a drug screen and a criminal background check.
- Self-starter, motivated, team player with the ability to prioritize work.
- Demonstrated willingness and ability to work independently and productively and to accept direction.
- Highly organized and excellent record keeping abilities.
- High school diploma or equivalent level of education.
