Major Works Surveyor

As a Major Works Surveyor in Borough, you'll oversee construction projects from start to finish, ensuring they're delivered on time, within budget, and to a high standard. Your role will help maintain and improve housing stock for the not-for-profit sector.

Client Details

Our client is a well-established housing provider responsible for managing a diverse residential portfolio across London and the South East. Due to continued investment in their property services function, they are seeking an experienced Major Works Surveyor to join their growing team.

This is an excellent opportunity for a Building Surveyor, Major Works Surveyor, Complex Works Surveyor, Repairs Surveyor, or Property Maintenance professional to play a key role in delivering high-value repair projects, planned investment works, contractor management, technical inspections, and resident-focused property services.

The successful candidate will join a technically driven team focused on delivering safe, compliant, and high-quality homes while ensuring excellent value for money and customer satisfaction.

Description

  • Lead the delivery of major repair and complex works projects across a residential property portfolio.
  • Manage higher-value repairs, planned investment projects, and capital works programmes from inception through to completion.
  • Undertake detailed property inspections to assess building condition, defects, and repair requirements.
  • Accurately diagnose building defects, component failures, structural issues, and maintenance requirements.
  • Investigate damp and mould cases and identify root causes including condensation, ventilation issues, water ingress, and building defects.
  • Produce technical specifications, schedules of work, and project documentation.
  • Procure, instruct, and manage contractors to deliver works to agreed quality, cost, and programme objectives.
  • Undertake pre-inspections, work-in-progress inspections, post-inspections, and snagging inspections.
  • Monitor contractor performance and ensure compliance with specifications, KPIs, and contractual obligations.
  • Manage project budgets and ensure effective financial control throughout project delivery.
  • Ensure works are delivered in accordance with all statutory, regulatory, and organisational requirements.
  • Monitor compliance with health and safety legislation, CDM requirements, and relevant building regulations.
  • Liaise with residents, contractors, consultants, and internal stakeholders throughout the project lifecycle.
  • Provide technical advice and support to operational teams on repairs, defects, damp and mould, and construction matters.
  • Prepare reports, recommendations, and project updates for senior management.
  • Identify opportunities to improve service delivery, project efficiency, and value for money.
  • Support wider property services initiatives and contribute to continuous improvement activities.

Profile

  • Degree qualified in Building Surveying, Construction Management, Property Maintenance, or a related discipline.
  • Minimum of 2-3 years' experience within social housing, residential surveying, repairs, or major works environments.
  • Proven experience managing major repairs, planned works, capital projects, or complex maintenance programmes.
  • Strong technical knowledge of residential construction, building defects, and repair methodologies.
  • Demonstrable experience diagnosing damp and mould issues and identifying appropriate remedial solutions.
  • Experience producing specifications, schedules of work, inspection reports, and technical documentation.
  • Strong contractor management and quality assurance experience.
  • Good understanding of housing maintenance, repairs delivery, and resident-focused services.
  • Knowledge of relevant housing legislation, health and safety requirements, and compliance obligations.
  • Excellent communication, stakeholder management, and report-writing skills.
  • Ability to manage multiple projects and priorities simultaneously.
  • Self-motivated individual capable of hitting the ground running within a busy operational environment.
