POSITION SUMMARY

As a member of the EMEA Asset Management team, the Manager, Development Asset Management is responsible for supporting the execution of, and being the single point of contact for, hotel projects of low complexity through the development life cycle (starting from deal closing, through design, construction and hotel opening). This will include management of the Continent’s portfolio of franchise projects and partnering with the Director or a senior member of the Asset Management team on projects of moderate complexity. She/he will provide program/project management support to the DAM process to ensure business issues are effectively addressed during the phase between deal closing and opening for projects and ongoing asset management for certain properties. The Manager will also contribute to tracking, analysis and follow-up on the pipeline including updating the Oasis database and other systems/reports utilized by the department and the coordination of presentations.


EXPECTED CONTRIBUTIONS

  • Facilitate the delivery of hotel projects of low complexity on time and on budget with anticipated value, meeting brand standards and enhancing brand equity. This position leads the resolution of project-specific issues.
  • Manage the Continent’s portfolio of franchise or managed projects (select and full-service brands).
  • Manage and monitor a large number of projects. Plan and lead rollout meetings for assigned projects. Mobilize and align internal resources to achieve project results. Influence key departments to ensure on time and accurate project completion. Ensure appropriate controls and measures are in place to anticipate and manage project risks.
  • Ensure the timely exchange of information with key internal and external stakeholders to analyze/address project specific issues (e.g. funding/capitalization requirements, termination provisions, default events, insurance requirements, etc.) and ensure owner and franchisee satisfaction.
  • Maintain project plans and status reports of Development Asset Management projects. Conduct analysis to identify high-risk projects and/or changes to plans and ensure information is communicated to other Departments (Corporate Financial Strategy & Analysis, Continent FBPs, etc.) on a timely basis.
  • Build and maintain strong relationships with key stakeholders (both internal and external) in order to effectively influence business decisions and optimize overall work effectiveness; involve various constituencies in problem resolution and increase their involvement in the process as appropriate.
  • Contribute to the monthly and quarterly reporting of new unit openings and related information. Ensure accuracy of units and capital forecasts.
  • Contribute to the continuous improvement of processes and participate in process owner activities, as appropriate. Champion excellence in business ethics and integrity, social responsibility, cross-cultural effectiveness, and associate engagement.
  • Performs other duties as assigned to meet business needs.

CANDIDATE PROFILE

KEY TALENTS AND EXPERIENCE

  • Minimum of 3 years of relevant professional work experience preferred.
  • Hospitality and/or commercial real estate experience strongly preferred.
  • Able to identify, clarify, and resolve issues and risks related to project activities, escalating them as needed.
  • Ability to ascertain, assess and communicate key project issues including risks with construction, contracts, and financing.
  • Strong spreadsheet skills, word processing, and presentation software skills.
  • Strong interpersonal skills; must be a successful “networker”, both internally and externally; role requires considerable liaison with multiple stakeholders and maintenance of considerable internal and external relationships.

  • Communicates effectively, both orally and in writing; listens to others and effectively comprehends information.

EDUCATION AND PROFESSIONAL CERTIFICATION

  • Baccalaureate degree or other degree in Finance or related discipline required.
