Role

The successful candidate will be responsible for supporting the CyrusOne Real Estate team across a broad range of land and property matters across multiple European geographies. While acquisition activity is an important part of the role, the position will also include negotiating and managing other land-related arrangements, including easements, disposals, landowner disputes, lease renewals, variations, access rights and other real estate matters required to support CyrusOne’s data centre portfolio. The role will report directly into the European Head of Acquisition.

What You Will Do

  • Work with internal and external commercial, legal and technical teams to lead multiple complex negotiations, including acquisitions, easements, wayleaves, access rights, disposals, lease renewals, settlement arrangements and other real estate agreements.
  • Oversee land-related initiatives that support CyrusOne’s existing development pipeline.
  • Develop practical strategies to mitigate risks, unlock land value or resolve constraints affecting acquisitions, disposals, leases or operational sites.
  • Identify and implement opportunities to enhance land value, improve site control, reduce costs and support long-term business objectives.
  • Support the development team in managing communications with project stakeholders (including landowners, vendors, consultants, legal counsel, utility company representatives, economic development officers, government officials, internal subject matter experts and customers) to ensure alignment between all parties.
  • Manage specialist consultants through technical and property due diligence to assess the viability of acquisition options in each jurisdiction.
  • Work cross-functionally with internal and external teams, including Design Engineering, Legal, Tax, External Affairs, Policy and Regulatory, and Construction to inform the development of the CyrusOne European real estate strategy.
  • Monitor land market activity, competitor developments and emerging opportunities to inform acquisition strategy and long-term portfolio planning.
  • Preparation of project and transaction presentations for the senior management and internal teams on status, financial approvals and overall deal costs / benefits. This includes using and updating internal CyrusOne systems to report project status.
  • Support the development of processes, standards and tools to implement a repeatable approach for site selection, acquisitions, contracting and broader land and estate management matters.
  • Establishes and maintains budget of project activities, including vendor contract and change order management.

Required

What We Are Looking For:

  • 5+ years of professional experience in real estate, land transactions, site selection, project management and/or the development or management of data centres, real estate or other large infrastructure or capital projects.
  • 5+ years’ experience developing, negotiating and executing real estate or commercial agreements, including acquisitions, easements, leases, disposals, variations or settlement arrangements.
  • Strong negotiation skills.
  • Bachelor's Degree.
  • Experience managing relationships and representing business interests with landowners, landlords, tenants, governments, utilities, potential suppliers and other stakeholders.
  • Comfortable communicating commercial, market, and contractual details to management.
  • Experience managing programs across cross functional teams, building processes and coordinating release schedules.
  • Ability to work independently, think creatively, and deliver results with limited direction.
  • Strong written and verbal communication skills.
  • Strong organizational and project management skills.
  • High attention to detail.
  • Proficient in MS Word, Excel, and PowerPoint.
  • Travel required.

Preferred

  • RICS chartered
  • Data centre sector experience
  • Experience interpreting technical or engineering data and making business recommendations.
  • Second language (French, German, Spanish, Italian or Dutch) preferred but not mandatory.
