Role Description
We are looking for a pro-active, hands-on Marketing Manager to drive occupancy, strengthen our brand presence, manage day-to-day marketing activity and bring some tasks currently outsourced in-house.
The Marketing Manager will be responsible for developing and implementing effective marketing strategies to attract and retain student tenants for the company's portfolio of student properties. This includes managing all aspects of the marketing mix, from advertising and promotions to digital and social media marketing. The ideal candidate will have a strong understanding of the student housing market and experience executing successful marketing campaigns.
The marketing manager will also be responsible for developing and implementing a marketing strategy for Urban Creation Limited to enhance the company’s profile within the Bristol Property Development market.
This is a broad role suited to someone who enjoys both creative and commercial work, and is comfortable working independently in a small team, but equally as happy to help other teams during busy periods.

The successful candidate will be based in the office 5 days a week and will work closely with the Lettings Team to ensure our brand is marketed in the UK as well as other overseas countries. Working from home is permitted but at the manager's discretion.
What You’ll Be Responsible For
High Level
- Contribute to and deliver the annual marketing plan aligned to letting cycle
- Contribute to and deliver to annual marketing budget
- Drive enquiries and bookings across direct and third-party channels
Occupancy & Lead Generation
- Manage listings on student property platforms and portals (e.g., Accommodation for Students, Zoopla, Rightmove), taking initiative on optimization of each listing and ensuring that properties are showcased in the best possible way
- Work with third-party agencies and stakeholders to ensure the website is working hard as a lead generation tool. This includes contributing ideas and taking the lead on implementation.
- Keep website content, availability, and pricing accurate and up to date
- Manage enquiries and data in our CRM, making sure it stays accurate and GDPR compliant
- Monitor enquiry conversion rates and work closely with the Lettings Team to improve them where possible
- Run rebooking and referral activity to encourage current residents to stay with us and recommend us
Digital Marketing
- Manage outsourced third-party specialists across SEO & Paid Advertising.
- Run and manage social media channels (Instagram, TikTok, Facebook) including the creation of engaging video and photographic content.
- Collaborate and maintain a clear overview of Chinese marketing channels (RED and Viva City)
- Assist with the creation and execution of email marketing.
Content & Brand
- Be the brand tone of voice champion, with the ongoing development of property descriptions and promotional materials
- Maintain consistent brand tone and visual identity.
- Capture testimonials and student case studies
- Support reputation management (Google Reviews, Student Crowd, social platforms)

Commercial & Reporting
- Track occupancy rates and marketing ROI
- Monitor analytics, report on ROI and effectiveness of digital marketing channels
- Provide monthly performance reports to Line manager and directors
- Analyse competitor activity and pricing trends
What We’re Looking For
Essential:
- 2+ years marketing experience (property, hospitality or student sector desirable)
- Working knowledge of SEO, PPC and social media strategy and best practices, and confident managing specialists
- Strong copywriting and content creation skills, including short-form video and social media content
- Ability to work independently in a small business environment
- Commercial mindset with a focus on occupancy and revenue
Desirable:
- Experience marketing student accommodation
- Knowledge of UK University letting cycles
- Experience marketing to international students, particularly from China
- Mandarin language skills
- Photography and video editing skills beyond social content
- Experience with WordPress and Google Analytics
