About The Role:

Mechanical Building Services Engineer – Manchester Arndale

Location:

Manchester Arndale

Shift Pattern:

  • Early: 06:30–15:30
  • Late: 13:30–22:30
  • Night: 22:00–08:00 (3/4 weeks within 1 year only nights)

We are looking for an experienced, time-served Mechanical Building Services Engineer to join our engineering team. This is a hands-on role maintaining, fault-finding and repairing mechanical plant and building-services equipment within a large, complex public-facing environment. Strong practical experience with pumps and rotating equipment is particularly important, including the ability to isolate, dismantle, repair/rebuild and recommission equipment rather than simply referring defects to specialist contractors.

Key Responsibilities

  • Carry out planned and reactive maintenance, fault diagnosis, repairs, plant overhauls and minor installation works on mechanical building-services equipment.
  • Maintain, fault-find, strip, inspect, repair/rebuild and recommission pumps and rotating equipment, including bearings, seals, gaskets, belts and couplings.
  • Maintain circulating and booster pumps, pressurisation units, LTHW and CHW systems, valves, strainers, expansion vessels and associated controls.
  • Maintain AHUs, FCUs and HVAC equipment, including fans, motors, bearings, belts, pulleys, filters, dampers and associated components.
  • Maintain and repair calorifiers, heat exchangers, domestic water systems, control/isolation valves and associated mechanical equipment.
  • Carry out pipework repairs and alterations, diagnose leaks, pressure/circulation problems and air ingress, and drain, vent, fill and recommission systems following maintenance.
  • Use mechanical drawings, plant information and BMS data to investigate heating, cooling and ventilation performance issues.
  • Support specialist contractors while retaining ownership of the engineering issue and complete quoted, minor and ad-hoc building-services works as required.
  • Accurately record maintenance, defects, remedial actions and plant condition in the CAFM system and produce basic technical/condition reports where required.
  • Comply with HSE procedures, permits, RAMS and safe isolation requirements; maintain high standards in plant rooms and workshops and act professionally with the client, tenants, contractors and public.

Essential Qualifications & Experience

  • Recognised mechanical engineering apprenticeship, trade background or equivalent demonstrable time-served mechanical engineering experience.
  • NVQ Level 3, City & Guilds Level 3 or equivalent recognised qualification in Mechanical Engineering, Building Services Engineering, Plumbing & Heating, HVAC or a closely related discipline.
  • Proven hands-on mechanical maintenance and fault-finding experience within commercial, industrial or large-scale buildings.
  • Demonstrable experience dismantling and rebuilding pumps/rotating equipment and replacing bearings, seals, gaskets, belts and couplings.
  • Experience maintaining pumps, motors, valves, LTHW/CHW systems, AHUs, FCUs, domestic water systems and associated HVAC plant.
  • Practical pipework repair/alteration experience and ability to safely isolate, recommission and return mechanical plant to service.
  • Ability to read mechanical drawings, schematics and plant information and make sound engineering decisions within level of competence.
  • Good understanding of PPM regimes, mechanical Health & Safety requirements and Permit to Work/safe systems of work.
  • ACOP L8 / Legionella awareness or equivalent water-hygiene training.
  • Good communication skills and ability to work independently in a client-facing, occupied and public-facing environment, including occasional out-of-hours work where required.

Desirable Skills & Experience

  • Experience within shopping centres, heritage buildings, hospitals, universities, hotels or other complex estates.
  • Experience with booster sets, pressurisation units, plate heat exchangers, calorifiers, control valves and closed-loop heating/chilled-water systems.
  • Mechanical plant overhaul/refurbishment, water treatment and closed-system water quality experience.
  • BMS operation/fault investigation, VSD-controlled pumps and fans, and basic motor fault diagnosis.
  • Building fabric repairs, minor electrical works where appropriately trained and competent, and formal Permit to Work systems.
