Hays are recruiting on behalf of a large, complex multi-site organisation in Bristol for an experienced Mechanical Building Services Engineer to join their established Estates Operations & Maintenance team.
This is an excellent interim opportunity to work across a diverse operational estate, supporting the safe, reliable and effective operation of mechanical building services. The role offers exposure to a varied portfolio of mechanical systems, maintenance activities, contractors and minor work within a busy live environment.
Your new role
As the Interim Mechanical Building Services Engineer, you will provide day-to-day technical and operational support across planned and reactive mechanical maintenance. Working alongside Estates colleagues, contractors and specialist suppliers, you will help coordinate maintenance activities, investigate operational issues, inspect mechanical plant and support the continued improvement of mechanical services across the estate.
Key responsibilities will include:
- Supporting planned and reactive mechanical maintenance across a multi-site estate.
- Providing practical technical support across mechanical plant and building services.
- Investigating faults, defects and recurring maintenance issues.
- Inspecting mechanical plant, equipment and completed contractor works.
- Supporting the operation and maintenance of HVAC, ventilation, LPHW, domestic water, pumps, valves, controls and BMS-associated systems.
- Coordinating contractors, specialist suppliers and maintenance providers.
- Monitoring contractor progress, quality and outstanding actions.
- Reviewing RAMS, quotations and completion documentation.
- Supporting statutory maintenance, water hygiene and wider mechanical compliance activities.
- Undertaking plant inspections, asset verification and condition assessments.
- Supporting asset management, life cycle planning and maintenance prioritisation.
- Producing technical reports, scopes of work, inspection notes and recommendations.
- Supporting the delivery of small to medium maintenance and improvement works.
- Monitoring site delivery, snagging, commissioning and handover activities.
- Assisting with quotation reviews, expenditure tracking and value-for-money assessments.
- Working collaboratively with wider Estates, electrical, fabric, controls, energy, compliance and project teams.

What you'll need to succeed
You will have a strong practical background in mechanical building services, facilities engineering or mechanical maintenance, with experience working in a live operational environment. You could come from an estate, Facilities Management, healthcare, local authority, commercial property, manufacturing, utilities, defence or similar engineering environment. Previous Higher Education experience is advantageous but not essential.
You should be able to demonstrate:
- Experience in mechanical building services, facilities engineering or mechanical maintenance.
- Practical experience of planned and reactive maintenance.
- A good understanding of mechanical plant and associated building services.
- Experience coordinating contractors and monitoring maintenance works.
- The ability to inspect plant and completed works and identify defects or areas requiring further action.
- A good understanding of health & safety, safe systems of work and contractor control.
- Strong fault-finding and problem-solving skills.
- Good communication and stakeholder-management skills.
- The ability to organise workloads, maintain records and follow actions through to completion.
- Confidence working within a busy, operational multi-site environment.
This role would particularly suit someone who is mechanically strong and maintenance-focused, rather than someone whose background has been solely within mechanical design or project delivery.
Qualifications
Ideally, you will hold a relevant mechanical or building services qualification, which could include:
- NVQ Level 3 or equivalent mechanical qualification.
- HNC/HND in Mechanical or Building Services Engineering.
- Degree in Mechanical Engineering or Building Services Engineering.

Candidates with substantial relevant practical mechanical maintenance experience will also be considered.
Experience in any of the following would be advantageous, although you are not expected to have experience across every area:
- HVAC and ventilation systems.
- LPHW or district heating systems.
- Domestic water services.
- Pumps, valves, pressure systems and mechanical plant.
- BMS and controls.
- Water hygiene, ACOP L8 or HSG274.
- SFG20 maintenance standards.
- Condition surveys and life cycle planning.
- Asset management and CAFM systems.
- Contractor performance monitoring.
- Minor works and maintenance-led projects.
- Commissioning, handover and O&M documentation.
- Budget monitoring and quotation reviews.
- NEC3/NEC4 contracts or CEMAR.
- IOSH, NEBOSH, CIBSE or IMechE membership.
