Job Description
- Tender Analysis: Lead the initial review of tender packages, identifying and developing a "Query List" to clarify ambiguities in the mechanical specification.
- Digital Take-off: Manage and coordinate the measurement of mechanical services (Ductwork, Pipework, Insulation) from 2D PDFs or 3D Revit models.
- Costing & Pricing: Lead the application of labour norms and material discounts to the "Bill of Quantities," ensuring all ancillaries (valves, brackets, fixings) are included.
- Subcontractor Enquiries: Identify and manage the distribution of enquiries to specialist trades, such as BMS, Insulation, and Water Treatment, reviewing and critiquing their returns.
- Plant Selection: Review and critique mechanical plant schedules to ensure specified equipment is "fit for purpose" and identify potential "Value Engineering" alternatives.
- Site Inspections: Manage and coordinate "Site Walk-arounds" for refurbishment projects to identify existing services and potential installation constraints.
- Tender Settlement: Provide regular internal updates to the Managing Estimator regarding the "Prime Cost" and potential commercial risks.
- Handover Documentation: Lead the preparation of the "Tender Handover File" for the Project Team, clearly documenting all "Assumptions and Exclusions."
- Market Monitoring: Review and critique material price trends (e.g., copper, steel, plastic) to ensure the estimate reflects current market volatility.
- Stakeholder Engagement: Arrange and chair (where necessary) mid-tender interviews with clients to present the mechanical proposal and technical approach.
- Lessons Learned: Capture and document feedback from "Post-Project Reviews" to refine labour norms and pricing accuracy for future bids.

Qualifications
- Experience: 3–7 years’ experience in mechanical estimating within the building services or construction sector.
- Education: HNC/HND in Mechanical Engineering or Building Services. A background as a time-served Plumber or Pipefitter is highly advantageous.
- Technical Knowledge: Strong understanding of HVAC systems, BESA ductwork standards (DW/144), and pipework specifications (TR/20).
- Software Literacy: Proficiency in Trimble Luckins, Ensign, or Cymap. Expert knowledge of Bluebeam Revu for digital measurements is essential.
- Communication: Exceptional interpersonal skills; able to negotiate with suppliers and explain technical pricing to the commercial team.
- Attention to Detail: A methodical approach to ensuring no "scope gaps" exist between the mechanical and electrical or civil interfaces.
