About Kindora Homes
Kindora Homes is developing high-quality residential care and supported-living services designed to help children and vulnerable individuals achieve safe, stable, and positive outcomes. We are building partnerships with property owners, investors, experienced care operators, local authorities, and other stakeholders to expand our services responsibly across the UK.
Role Description
Kindora Homes is seeking an accomplished Children’s Homes, Property, and Strategic Partnerships Advisor to join its Advisory Board. The advisor will help Kindora identify and develop suitable properties, funding relationships, and operating partnerships for children’s homes. This may include joint ventures, franchise-style arrangements, property leases, management agreements, and other appropriate partnership models.
This is an unpaid, part-time advisory appointment performed primarily remotely, with occasional meetings or property visits where appropriate.
Key Responsibilities
The successful candidate will:
- Help identify suitable properties with existing or potential C2 planning use
- Advise on acquiring, leasing, or developing properties for use as children’s homes
- Introduce appropriate property owners, investors, funders, and development partners
- Help structure joint ventures between Kindora Homes, property providers, and experienced care operators
- Explore responsible franchise, licensing, or management arrangements
- Identify experienced operators capable of establishing and running children’s homes
- Support commercial negotiations with landlords, investors, and strategic partners
- Advise on property due diligence, leases, development costs, and commercial viability
- Help assess funding requirements and potential sources of capital
- Support engagement with local authorities, commissioners, and relevant professionals
- Advise on market demand, placement needs, and regional expansion opportunities
- Review business plans, financial projections, and proposed partnership structures
- Help ensure that growth plans are commercially sustainable and aligned with children’s welfare
- Provide independent challenge and strategic advice to Kindora Homes’ leadership
Partnership Models
Kindora Homes is particularly interested in developing relationships with individuals or organizations that can provide one or more of the following:
- Properties suitable for children’s homes
- Properties with existing C2 planning permission
- Capital for property acquisition, conversion, or service mobilization
- Children’s-home operational experience and leadership
- Registered-manager or responsible-individual expertise
- Experience obtaining and maintaining Ofsted registration
- Access to commissioners and placement opportunities
- Joint-venture or franchise-development experience
- Systems, staffing, and operational infrastructure for running regulated services

Potential partnerships may include:
- Joint ventures
- Property lease arrangements
- Investor-funded property acquisitions
- Operating or management agreements
- Brand-licensing or carefully structured franchise models
- Property-owner and care-operator partnerships
Any arrangement involving regulated children’s-home services will be subject to appropriate legal, financial, safeguarding, and regulatory due diligence.
Essential Experience
Candidates should have substantial experience in at least two of the following areas:
- Establishing, operating, or expanding children’s homes
- Children’s social care or residential childcare
- Ofsted registration and regulatory compliance
- C2 planning and property development
- Care-property acquisition, leasing, or investment
- Fundraising, property finance, or social-impact investment
- Joint ventures, franchising, or strategic partnerships
- Local-authority commissioning and children’s placements
Candidates should also demonstrate:
- Strong commercial and strategic judgment
- A credible professional network
- An understanding of safeguarding and children-centred practice
- The ability to evaluate commercial and operational risks
- High standards of integrity, confidentiality, and professionalism
- The confidence to provide constructive and independent advice
Important Regulatory Position
C2 planning permission does not, by itself, authorize a property to operate as a children’s home. Each home must satisfy all applicable planning, safeguarding, staffing, building, registration, and regulatory requirements. Where Ofsted registration is required, the service must not begin operating until the necessary registration and approvals are in place.
The Advisory Board Member will not personally conduct regulated activities or make commitments on behalf of Kindora Homes unless separately qualified, authorized, and formally engaged.
Compensation and Benefits
This is an unpaid voluntary Advisory Board appointment. The compensation range is £0, and no salary, pension, or employee benefits are attached to the position. Any separate commercial project, consultancy engagement, investment, joint venture, or partnership introduced through this relationship would require independent assessment and a separate written agreement. Appointment to the Advisory Board does not guarantee a commercial contract, commission, franchise, or investment opportunity.

Time Commitment
The expected commitment is approximately four to six hours per month, including Advisory Board meetings, preparation, and occasional strategic introductions. The initial appointment will be for 12 months, subject to review and mutual agreement.
Appointment Process
The process will normally include:
- Review of the applicant’s CV or LinkedIn profile
- An initial conversation with Kindora Homes’ leadership
- Assessment of the applicant’s experience, achievements, and professional network
- Discussion of potential conflicts of interest
- References and proportionate background checks
- Agreement on confidentiality and the boundaries of the advisory role
- Formal appointment under a written Advisory Board agreement
Applicant Privacy
Kindora Homes will use applicants’ personal information only to administer the appointment process, assess suitability, communicate with candidates, and conduct appropriate checks. Information will only be shared with individuals who reasonably require access for the selection process. It will not be sold or used for unrelated marketing. Information concerning unsuccessful applicants will normally be securely deleted after six months unless it must be retained for legal reasons or the applicant agrees to be considered for future opportunities.
