The Opportunity
We are currently recruiting for an experienced Commercial Lead to join an established building services contractor specialising in electrical and mechanical installations across commercial environments.
The business delivers a range of technically challenging projects, with a strong focus on commercial office fit-outs, Cat A and Cat B refurbishments, and complex electrical building services installations.
This is an excellent opportunity for an experienced commercial professional with a strong background in commercial fit-out projects, ideally with experience managing electrical packages valued at £10 million or above.
The Role
As Commercial Lead, you will take responsibility for the commercial management of major electrical building services projects, ensuring financial performance, contractual compliance and effective cost control throughout the project lifecycle.
Your responsibilities will include:
- Leading the commercial management of large-scale commercial fit-out and refurbishment projects.
- Managing electrical packages ideally valued at £10 million or above.
- Overseeing project budgets, forecasting, cost reporting and financial performance.
- Managing procurement, subcontractor accounts and supplier negotiations.
- Reviewing and managing contracts, variations, claims and change control.
- Monitoring project costs, identifying commercial risks and implementing cost-saving measures.
- Managing valuations, applications for payment and final accounts.
- Working closely with project managers, clients, consultants and subcontractors.
- Ensuring contractual obligations and commercial procedures are followed.
- Preparing regular commercial reports and financial forecasts for senior management.
- Supporting project teams in managing commercial risks and maximising profitability.
- Leading and developing commercial teams to ensure effective project delivery.

The ideal candidate will have:
- Proven experience in a Commercial Lead, Senior Quantity Surveyor, Commercial Manager or similar position.
- Strong experience within commercial fit-out and refurbishment projects.
- Experience managing large electrical or MEP packages, ideally valued at £10 million or above.
- A strong understanding of electrical building services and commercial installations.
- Excellent knowledge of contract management, cost control and financial reporting.
- Experience managing subcontractor procurement, valuations, variations and final accounts.
- Strong commercial awareness and the ability to identify and manage project risks.
- Excellent negotiation, communication and stakeholder management skills.
- The ability to lead commercial teams and manage multiple project priorities.
- A proactive approach to maximising profitability and maintaining strong client relationships.
