MEP Pre-Construction Manager

Dowds are seeking a MEP Pre-Construction Manager to provide commercial leadership during the pre-construction phase of major engineering and construction projects.

This is a pivotal role responsible for establishing the commercial foundations that enable successful project delivery through effective forecasting, risk management, procurement planning, change control, commercial governance, and margin protection.

What you'll be responsible for

  • Leading all commercial activities throughout the pre-construction phase of projects.
  • Managing project budgets, forecasts, cashflow, and cost reporting.
  • Identifying and managing commercial risks and opportunities.
  • Developing procurement strategies and supporting supply chain engagement.
  • Providing commercial input into design development and value engineering initiatives.
  • Managing change control and ensuring robust commercial governance.
  • Supporting clients and project stakeholders with commercial reporting and project updates.
  • Leading commercial handover activities to ensure a smooth transition into project delivery.
  • Supporting bid, tender, and work-winning activities across the business where required.
  • Collaborating closely with Project Directors, Design Managers, Planning teams, and Commercial stakeholders to achieve successful project outcomes.

What we are looking for

Essential

  • Significant experience in a Commercial, Pre-Construction, or Project Commercial Management role within the construction, engineering, or building services sectors.
  • Strong understanding of forecasting, budgeting, cost control, and commercial governance.
  • Proven experience managing procurement strategies and supply chain engagement.
  • Strong knowledge of risk management, change control, and contract administration.
  • Ability to interpret commercial and technical project information.
  • Advanced Microsoft Excel skills and competency with estimating and commercial management systems.
  • Excellent communication, stakeholder management, and influencing skills.
  • Strong attention to detail and accuracy.
  • Ability to work effectively within a collaborative project environment.
  • Excellent organizational and time management skills.
  • Ability to work to challenging deadlines and manage multiple priorities.
  • A willingness to travel when required.

Desirable

  • Experience within Building Services, MEP, or multidisciplinary engineering projects.
  • Professional membership or working towards accreditation (RICS, CIOB, or equivalent).
  • Experience working on major healthcare, life sciences, education, or commercial projects.
  • Experience implementing Modern Methods of Construction (MMC) solutions.
