Mobile Fabric Maintenance Engineer
Location: North West London
Hours: Monday to Friday, 08:00 to 17:00 (40 hours per week)
Package: GBP38,000 to GBP42,000 + Company Van and Fuel Card + Overtime Opportunities + Mobile Tablet/Phone + Benefits Package
Role Purpose
The Mobile Fabric Maintenance Engineer is responsible for delivering high-quality planned preventative maintenance (PPM) and reactive fabric repairs across a diverse portfolio of commercial, corporate, and public sector properties throughout North West London.
Key Responsibilities
Specialist Locksmithing, Security Hardware and Door Maintenance
- Access Hardware and Digital Locks: Install, service, re-code, and repair electronic digital keypad locks (e.g., Codelocks), mechanical push-button combination locks (e.g., Simplex), and master-keyed cylinder suites across client premises.
- Architectural Ironmongery: Repair, ease, and replace mortice latches, euro-profile cylinders, magnetic locks, panic crash bars, overhead door closers, and concealed floor springs.
- Commercial Door Integrity: Hang, ease, align, and repair internal and external timber, metal, and composite doorsets to eliminate draughts, binding, and latching failures.
- Fire Door Remedials: Carry out scheduled statutory fire door inspections and repairs—adjusting gaps, renewing intumescent smoke seals, replacing fire-rated hinges, and certifying compliant closure under fire safety regulations.

Windows, Glazing and Wall/Floor Tiling
- Window Repairs: Inspect and repair commercial aluminium and timber window frames, replace broken stays, handles, friction hinges, espagnolette gearing, and reseal external perimeter silicone.
- Wall and Floor Tiling: Complete high-finish replacement of cracked or loose ceramic and porcelain tiles across washrooms, reception foyers, and commercial kitchens; re-grout and renew sanitary silicone mastic seals.
- Flooring Remedials: Lift, re-lay, and replace damaged carpet tiles, vinyl flooring strips, nosings, and safety flooring trims.
General Fabric PPMs and Interior Building Maintenance
- Planned Preventative Maintenance (PPM): Execute monthly and quarterly fabric PPM schedules across all assigned sites, verifying life-safety fixtures, access hatches, and building envelope integrity in line with SFG20 guidance.
- Painting and Decorating: Deliver patch plastering, jointing, caulking, and paint touch-ups across high-traffic corridors, meeting suites, and common parts.
Mobile Operations, Health and Safety and Administration
- Vehicle and Stock Management: Maintain the company vehicle in a clean, roadworthy condition; manage van stock inventory of essential locks, fixings, silicone, ironmongery, and materials to ensure high first-time fix rates.
- Health and Safety Compliance: Ensure all tasks are conducted under strict Safe Systems of Work (SSoW), reviewing site-specific Risk Assessments and Method Statements (RAMS) and adhering to dynamic safety controls.

Person Specification
Experience and Technical Capability
- Proven Mobile Experience: Demonstrable track record working as a Mobile Fabric Engineer, Building Maintenance Handyperson, or Facilities Carpenter servicing a multi-site commercial, educational, or corporate portfolio.
- Lock and Hardware Expertise: Practical, hands-on experience installing and maintaining mechanical combination locks, digital keypads, architectural ironmongery, and commercial door furniture.
- Tiling and Carpentry Skills: Strong competence in replacing wall/floor tiles, re-grouting, timber repairs, hanging doors, and finishing silicone mastic.
- Fabric PPM Knowledge: Solid understanding of statutory building fabric PPM regimes, fire door standards, and general building fabric compliance.
Qualifications And Accreditations
- Trade Qualification (Desirable): NVQ Level 2 or 3 / City and Guilds equivalent in Carpentry and Joinery, Wood.
