The Opportunity
As our Multi-Site Manager for Middlesbrough & North East, you will oversee our four facilities in Middlesbrough, Stockton, Chester-le-Street & Bishop Auckland. Your aim will be to ensure smooth operations, maximize revenue growth, and deliver excellent customer service. You will have a keen eye for detail as you maintain the facilities to a high standard and implement changes to continuously enhance the customer experience. You will be self-motivated, hands-on and must be passionate about providing excellent service and building a great rapport with our customers.
You will report to our Regional Operations Manager but interact daily with all other parts of the business.
£30,000-£35,000
- 25 days annual holiday, plus public holidays

Key Responsibilities
- Manage Daily Operations: Oversee daily operations of multiple self-storage sites, ensuring compliance with company policies and procedures.
- Reporting: Provide regular updates on site performance, revenue, and operational issues to management.
- Revenue Optimisation: Manage storage availability and drive revenue growth through effective management strategies, driving walk-in sales, selling of insurance and omni-channel services and being focused on retention.
- Debt management: Proactively manage any debtors between 0-30 days, ensuring that debt does not exceed 0.5% of revenue.
- Build and maintain our local reputation: Support the marketing team with local initiatives, ensuring we are visible locally and getting great feedback through driving 5* reviews.
- Customer Service: Deliver excellent customer service, including resolving customer enquiries, managing payments, and handling any customer issues that arise on site. Contact new customers to support the onboarding process and contact customers who have provided notice to move out to increase retention.
- Maintenance Oversight: Monitor and coordinate maintenance and development projects, working with contractors to uphold facility standards, creating the best possible experience for our customers.
- Preventative Maintenance: Implement and manage preventative maintenance plans, ensuring timely completion of all required work in compliance with legal regulations.
- Site Audits: Conduct regular audits of allocated sites to ensure adherence to operational standards, fire safety, and compliance requirements.
- Security Management: Continuously evaluate and upgrade security systems to ensure the safety and security of all facilities.
- Staff Supervision: Recruit, train, and mentor staff as necessary to ensure high service and operational efficiency. Coordinate with Head Office on recruitment and HR matters.
- Coordination with Head Office: Collaborate with centralized office functions and external service suppliers to facilitate smooth site operations.
- Emergency Response: Serve as the primary point of contact for emergencies, providing timely and effective responses during critical incidents.
- Spectrum Group Responsibilities: Where relevant and as agreed with management from time-to-time, take on centralized responsibilities supporting the Group.

Requirements

- Experience in retail, facilities or store management. Multi-site management would be advantageous, but not necessary
- Highly organised and a natural self-starter.
- Valid driving license and be prepared to travel between sites (vehicle provided). Park from home.
- Excellent communication and customer service skills.
- Good understanding of health & safety and security procedures.
- Working IT knowledge.
