Simon Brien has an exciting opportunity for a Negotiator to join our team in Cavehill, North Belfast.

The team is focused on compliance, asset management, tenant relations, and long-term portfolio growth, supported by robust systems and a customer-focused approach.

In addition, Simon Brien is the exclusive associate of Knight Frank in Northern Ireland, giving clients access to a global network of over 600 offices across more than 50 markets and providing exceptional international reach for those selling premium and luxury homes.

Responsibilities:

  • Sales Negotiation & Client Management

    • Acting as a Sales Negotiator in the branch, supporting the Valuer’s sales pipeline and delivering excellent client service.
  • Handle and qualify buyer enquiries, arranging viewings and providing accurate property information.

  • Register applicants, understand their buying needs, and match them with suitable properties.

  • Conduct / Arrange viewings where required, presenting properties professionally and positively.

  • Liaise with vendors, providing feedback from viewings and advising on marketing strategy.

  • Negotiate offers between buyers and vendors, ensuring favourable outcomes while maintaining professionalism and transparency.

  • Progress agreed sales through to completion, liaising with solicitors, surveyors, vendors, and purchasers.

  • Assist in preparing valuations by gathering relevant property information and supporting the Branch Manager/Valuer.

  • Maintain accurate records of all negotiations, offers, and communications within the CRM system.

  • Support the branch in achieving sales targets and maintaining strong client relationships.

  • Maintain a high standard of customer service, representing Simon Brien positively in all interactions.

  • Handle incoming calls, emails, and walk-in enquiries, ensuring timely responses and accurate logging of information.

  • Ensure all administrative processes are completed correctly, including appointment scheduling, system updates, and compliance checks.

  • Ensure Terms of Engagement and all required compliance documentation are completed and filed prior to marketing a property.

  • Oversee production of marketing materials including brochures, letters, and pricing schedules, ensuring consistency with branding.

  • Liaise with the marketing department and branch team regarding marketing collateral and property presentation.

  • Ensure accurate coordination of photography orders and uploading images to property files.

  • Complete board orders and ensure they are correctly recorded on the system.

  • Prepare branch materials for weekend viewings, including diaries, brochures, keys, alarm codes, and viewer packs.

  • Ensure compliance with all company policies, procedures, and regulatory requirements.

Requirements:

  • Minimum 2 years’ experience in a customer-facing administration role (estate agency experience desirable).

  • Strong proficiency in Microsoft Office and CRM/database systems.

  • Excellent organisational skills, with the ability to multitask and prioritise in a busy environment.

  • Strong communication and interpersonal skills, with a professional and welcoming manner.

  • High attention to detail with a focus on accuracy and presentation quality.

  • Ability to work independently while contributing positively to a team environment.

  • Familiarity with estate agency terminology, processes, and compliance is advantageous.

  • Strong problem-solving abilities and a proactive approach to office management.

  • Confidence and professionalism when dealing with clients both in person and over the phone.
