New-Build Snagging Inspector Contractor — Pre-Completion & Post-Completion Inspections

• Carrying out detailed pre-completion and post-completion snagging inspections.
• Inspecting houses and apartments internally and externally.
• Completing room-by-room checks in a consistent and methodical manner.
• Identifying cosmetic defects, poor workmanship, incomplete work, installation issues and potentially more serious construction concerns.
• Assessing visible elements against relevant warranty standards, accepted construction tolerances, manufacturer guidance and reasonable standards of workmanship.
• Inspecting accessible walls, ceilings, floors, stairs, doors, windows, kitchens, bathrooms, joinery and internal finishes.
• Checking accessible plumbing fixtures, heating controls, ventilation systems and electrical fittings within the limits of the inspection.
• Inspecting masonry, render, roofs, rainwater goods, drainage, external finishes, boundaries and external works where included within the instruction.
• Using approved inspection equipment such as thermal-imaging cameras, moisture meters, testing devices and drones where trained and authorised.
• Taking clear, well-composed photographs that accurately demonstrate each defect.
• Recording the precise location and nature of every identified snag.
• Producing accurate, professional and client-friendly reports through Premier Snag’s digital reporting system.
• Distinguishing between minor finishing issues, workmanship defects and matters that may require further specialist investigation.
• Avoiding unsupported conclusions or diagnoses outside your area of competence.
• Completing and submitting inspection reports within agreed turnaround times.
• Explaining findings to customers calmly and professionally without causing unnecessary alarm.
• Helping customers understand the practical next steps for raising defects with their developer or warranty provider.
• Communicating professionally with homeowners, developers, site managers, sales teams and the Premier Snag office.
• Treating every customer’s property with care and respect.
• Following site rules, health and safety requirements and lone-working procedures.
• Maintaining the security and condition of any equipment supplied to you.
• Keeping the office team informed of access problems, significant findings, delays or customer concerns.
• Declaring any actual or potential conflicts of interest before accepting an instruction.

Pre-completion inspections must remain within the relevant permitted scope and will generally be visual, non-invasive and non-disruptive unless a different service has specifically been agreed.

What We’re Looking For

Essential

• A strong professional background in new-build residential construction, building surveying, site management, building inspection or construction quality assurance.
• Experience inspecting completed or near-completed residential properties.
• Strong working knowledge of new-build construction methods and sequencing.
• Great current knowledge of NHBC Technical Standards and common new-home warranty requirements.
• An excellent understanding of common new-build defects, poor workmanship and acceptable construction tolerances.
• Knowledge of internal finishes, roofing, brickwork, render, windows, doors, kitchens, bathrooms, plumbing, heating, ventilation, drainage and external works.
• The ability to recognise when an issue may require further investigation by a suitably qualified specialist.
• Meticulous attention to detail and a methodical approach to inspections.
• Strong written English and the ability to describe technical defects clearly and accurately.
• Confidence using smartphones, tablets, inspection applications and digital reporting systems.
• The ability to take clear photographic evidence.
• A professional, calm and customer-focused manner.
• Strong diary management, reliability and communication skills.
• The ability to work independently while following agreed inspection and reporting procedures.
• A full UK driving licence.
• Access to a reliable vehicle suitable for regional travel.
• Willingness to travel throughout your agreed coverage area.
• Right to work in the UK.
• The ability to satisfy any competence, professional-membership and insurance requirements applicable to the instructions you undertake.

Desirable

• A qualification in building surveying, construction management, building control or a related discipline.
• Previous experience as a new-build site manager, assistant site manager, finishing manager or clerk of works.
• Previous professional snagging inspection experience.
• Membership of a recognised construction or property body such as RPSA, RICS, CIOB, CABE or ICWCI.
• Experience carrying out New Homes Quality Code pre-completion inspections.
• Familiarity with the relevant pre-completion inspection checklists for houses and apartments.
• Knowledge of other new-home warranty standards in addition to NHBC.
• Experience using thermal-imaging cameras, moisture meters, borescopes or testing equipment.
• Drone experience or relevant drone certification.
• Experience dealing directly with homeowners, developers and site teams.
• The ability to cover multiple postcode areas.
• Availability for regular instructions and occasional short-notice appointments.
• Some weekend availability.
