Renowned Homes
Renowned Homes is a property business specialising in new homes. We work with developers to connect buyers with suitable properties, combining development knowledge, personalised advice and proactive sales follow-up.
We are growing our sales team and looking for an ambitious New Homes Sales Negotiator who can build relationships, create opportunities and guide buyers confidently from their first conversation through to completion.
The Role
You will manage buyers generated through property portals, marketing campaigns, events, our existing database and your own relationship-building. Working alongside our lead qualifiers, sales manager and marketing team, you will understand each buyer’s circumstances, recommend relevant developments, conduct viewings, negotiate offers and progress transactions. You will be expected to take ownership of your pipeline, use the CRM consistently and deliver on the commitments you make to buyers and developers.
Your Key Responsibilities
Buyer Qualification and Relationship-Building
- Respond promptly to new enquiries and follow up consistently.
- Build on information gathered by our lead qualifiers, ensuring a smooth handover.
- Understand each buyer’s budget, deposit position, purchasing timescale, preferred locations and essential requirements.
- Identify what is preventing the buyer from moving forward and agree a useful next step.
- Match buyers with suitable homes and clearly explain pricing, availability, completion timings and relevant incentives.
- Build trust through accurate information, useful advice and dependable communication.
Viewings, Offers and Reservations
- Book and conduct well-prepared viewings at relevant developments.
- Explain how a property meets the buyer’s priorities, including any important trade-offs.
- Follow up viewings promptly, understand feedback and address outstanding questions.
- Identify opportunities to secure offers and negotiate effectively with buyers and developers.
- Confirm agreed terms accurately and support buyers through the reservation process.
- Maintain momentum while respecting the buyer’s circumstances and decision-making.

Development Knowledge and Developer Relationships
- Build strong knowledge of your assigned developments, locations, available stock and competing options.
- Stay informed about prices, completion dates, incentives, tenure and ongoing property costs.
- Develop professional relationships with developer sales teams.
- Follow developer registration procedures and maintain accurate records.
- Share useful buyer feedback and market intelligence with the sales manager.
Pipeline Management and Sales Progression
- Maintain an organised pipeline with a clear next action for every active buyer.
- Keep CRM records accurate, including qualification, conversations, viewings, feedback and agreed actions.
- Work with the relevant parties to support transactions through reservation, exchange and completion.
- Identify delays or potential fall-through risks early and escalate them appropriately.
- Keep buyers informed, including when an answer or update is still outstanding.
Generating Further Opportunities
- Re-engage relevant buyers from the existing database.
- Identify suitable alternatives when a buyer’s original enquiry does not meet their needs.
- Generate referrals through strong service and relationships.
- Support property events and take ownership of allocated follow-up.
- Contribute development knowledge, buyer questions and sales insights to the marketing team.
What We Are Looking For
- Experience in new homes sales, residential estate agency or a relevant property sales role.
- Evidence of converting enquiries into viewings, offers and completed business.
- Strong telephone skills and confidence asking thoughtful qualification questions.
- The ability to explain property value clearly and handle objections professionally.
- Consistent follow-up, strong organisation and attention to detail.
- Confidence using a CRM to manage a live pipeline.
- A proactive approach to generating opportunities and solving problems.
- Willingness to receive coaching, practise skills and apply feedback.
- A professional, honest approach to buyers, colleagues and developer partners.
- Availability to attend developments, viewings and events, including agreed weekend commitments.
- New homes experience and established developer relationships would be particularly valuable.

How Success Will Be Measured
We will assess both your results and the quality of the work behind them:
- Qualified appointments booked and attended.
- Viewing-to-offer and offer-to-reservation conversion.
- Reservations progressing to exchange and completion.
- Revenue generated and contribution to team targets.
- Response times, follow-up consistency and CRM accuracy.
- Buyer experience and developer feedback.
- Product knowledge, improvement and teamwork.
Targets will be clearly agreed with the sales manager, taking account of experience, lead allocation and development availability.
