This is not a normal job.
Nook Build & Formline Studio are looking for a qualified Architect who can also run the business — from design and site supervision through to operations and business development.
You must come from an architecture background. This is not a generalist ops role — you'll be designing, managing sites, and leading projects, as well as running the day-to-day of both businesses.
The role:
- Design and manage architectural projects for Formline Studio
- Provide site management and supervision for Nook Build's live projects
- Visit sites weekly to check progress and quality
- Run both businesses day to day — projects, clients, subcontractors, suppliers, timelines
- Win new business — follow up leads, attend site visits, present proposals, close contracts
- Manage the team — coordinate with our remote team, brief subcontractors, hold everyone accountable
- Report to the owner weekly — clean, honest numbers

What you earn:
- Base salary £28,000–£32,000 (DOE)
- +1–2% of every contract you close
- +1–2% of every design project you lead and deliver
- Bonuses for on-time delivery, monthly KPIs, revenue targets
- Annual performance bonus
- Total earning potential £70,000+

Must have:
- Qualified architect — Part 1, Part 2, or ARB registered
- Proven site management / supervision experience
- The right attitude — hungry, driven, takes ownership
- Honest, client-facing, London based
- Commercial awareness — margins, cash flow, winning work
Nice to have:
- Business development or operations experience
- Existing subcontractor network in London
