A leading facilities management provider is looking for an experienced Operations Manager to oversee maintenance, response works, and high-volume small projects across a Defence estate in Warwickshire.

The information below covers the role requirements, expected candidate experience, and accompanying qualifications.

This is an on-site role covering three locations, combining contractor management, technical compliance, and project delivery with responsibility for ensuring works are completed safely, compliantly, and on time.

The Role

As The Operations Manager, You'll

  • Manage low-value, high-volume projects including refurbishments, kitchens, and bathroom works.
  • Oversee contractors delivering planned maintenance, response works, and billable projects.
  • Monitor project progress, quality, safety, and supply chain performance.
  • Maintain accurate work, inspection, and asset records within the CAFM system.
  • Review RAMS, site risk registers, and compliance with JSP 375 requirements.
  • Act as Responsible Person for Asbestos and Legionella management requirements.

About You

To Be Successful As The Operations Manager, You'll Have

  • Proven experience managing the delivery of small works projects.
  • Knowledge of building, civil engineering, M&E, or related technical environments.
  • Experience managing contractors within a commercial or facilities management environment.
  • Strong IT skills with experience maintaining accurate project and maintenance records.
  • Excellent communication, organization, and proactive performance management skills.
  • Strong attention to detail with the ability to resolve operational problems effectively.

What's in it for You?

The role is approximately 60% office-based and 40% site-based. Working hours are Monday–Thursday, 8am–4:30pm, and Friday, 8am–3:30pm.
