Who Does This Role Report Into? Commercial Director
Role Summary / Purpose and Scope
The Operations Manager is responsible for day-to-day estate operations across the site. They will have a broad, strategic oversight of site activities, projects, and contractor performance. They will have a balance of operational leadership and technical awareness with a key focus on improving service delivery within a site undergoing change.
High levels of Client Engagement and Customer services are required, with good management of contractors, security staff, maintenance and cleaners as well as 3rd party contractors whilst having due regard to expenditure and current legislation and line management of MAPP site-based team members.

Skills, Knowledge and Values
Skills (People & Technical)
- Provide cover for FM reactive operations when required.
- Supporting budget setting, management and reconciliation.
- Developing effective, proactive relationships with all occupiers and fostering collaboration across teams and stakeholders.
- Strong problem-solving capability with a practical mindset.
- Effective conflict resolution and decision-making skills.
- Clear and confident communication at all levels.
- Develop and maintain strong relationships with key stakeholders and tenants.
- IOSH / Member of IWFM.
- Building Management/Contractor management.
- Proven experience in production and presentation of Client / management reports.
- Excellent organisational skills & strong interpersonal skills, capable of communicating at various levels.
- Effective PC skills, including working knowledge of Microsoft packages.
- Proactive, flexible attitude to changes in the company, IT systems and the role.

Experience and Salary
Level of Experience / Certifications:
- Health, Safety and Environmental Management - ensuring all legal requirements and the requirements of ISO 14001 and ISO 45001 are met, advising Client and occupiers as appropriate.
- Riskwise (H&S compliance systems) CAFM systems desirable.
- Background in operational management within estates, facilities, retail, or similar environments.
- Strong exposure to hard services delivery and contractor management.
- Experience working in complex or evolving environments.
Working Hours: 9am - 5.30pm Monday - Friday.
Salary Range (Based on Experience)
£55,000 - £65,000 per annum, depending on experience.
