Operations Manager – Reactive Maintenance
📍 Newport, NP10
💰 Up to £50,000 per annum
📅 6-month initial contract
⏰ 8:30am–4:30pm | Flexible between 7:00am–7:00pm
Operations Manager – Reactive Maintenance | Newport
On behalf of our client, we are seeking an experienced Operations Manager – Reactive Maintenance to join their team on an initial 6-month contract.
This is an excellent opportunity for an experienced maintenance professional to take a senior operational role, leading teams and overseeing the successful delivery of reactive maintenance, temporary accommodation, and void property works.
You will be responsible for ensuring works are appropriately planned, resourced, and delivered safely, efficiently, and to the required quality and service standards.
The Role
As Operations Manager – Reactive Maintenance, you will:
- Lead and develop Team Leaders, Works Coordinators, and operational teams.
- Oversee the planning, prioritisation, and allocation of reactive maintenance works.
- Manage emergency, urgent, and routine repairs, ensuring agreed timescales are achieved.
- Oversee temporary accommodation and void property works.
- Manage Direct Labour Operatives, contractors, and subcontractors.
- Monitor service performance, KPIs, budgets, and contractual requirements.
- Identify and resolve complex operational issues and service failures.
- Prepare quotations, specifications, schedules of work, and cost estimates.
- Monitor project costs, variations, and profitability.
- Ensure contractors and suppliers deliver safely, on time, and to specification.
- Maintain oversight of key property compliance requirements.
- Support effective emergency, out-of-hours, and service continuity arrangements.
- Manage customer enquiries, complaints, and stakeholder relationships.
- Drive continuous improvement across the service.

About You
We’re looking for an experienced Operations Manager, Maintenance Manager, Contracts Manager, or similar with a strong background in building maintenance, construction, housing, or facilities management.
You will ideally have:
- Proven experience managing operational teams within a maintenance or property environment.
- Strong technical knowledge of building maintenance and construction practices.
- Experience managing DLOs, contractors, and subcontractors.
- Experience delivering and coordinating multi-disciplinary maintenance works.
- Strong commercial awareness, including budgets, quotations, variations, and cost control.
- Experience working to KPIs, contractual requirements, and service targets.
- A good understanding of procurement, contractor management, and health & safety.
- The ability to inspect properties and accurately scope maintenance and refurbishment works.
- Strong leadership, communication, and stakeholder management skills.
- Excellent organisational and problem-solving skills.
- HNC/HND, NVQ Level 4/5, or equivalent relevant qualification.
- IOSH Managing Safely and SMSTS/SSSTS, or willingness to obtain.
- An appropriate UK driving licence.
