Location: DM Kineton, CV47 2UL. On site role, to cover 2 other sites in the area.
Salary: £38,000-£42,000
Hours of Work: Monday-Thursday 8am-4.30pm, 8am-3.30pm Fridays
Role Description
VIVO are seeking an experienced Operations Manager to ensure the timely delivery of Billable Works projects at Kineton.
This role will see you oversee the effective, compliant and timely delivery of maintenance and response works, managing a team of contractors working on low value, high volume billable works such as office refurbs, kitchen and bathroom refits, etc and record all tasks against the appropriate assets in the CAFM system, including work in progress and completed job inspections, and ensure all documentation relating to maintenance and response works is completed, recorded and distributed in a timely manner.

You will also be responsible for monitoring Supply Chain service delivery, value for money, quality and safe working to ensure all performance indicators are consistently achieved, reviewing Risk Assessments and Method Statements to ensure they are to an acceptable standard, reviewing site risk registers, following maintenance and management processes and notifying Management of any defects on equipment or systems and ensuring, as far as reasonably practical, that all persons on site observe the requirements of JSP 375.
This role will require you to ensure compliance with the Asbestos and Legionella registers and management plans, acting as Responsible Person in these areas.
You will spend roughly 60% of your time office based, reporting on progress of works to DIO and the Built Estate Manager and recording tasks on the CAFM system and 40% of your time on site performing quality and progress checks.
What You Need To Do The Job
First and foremost, you should be experienced in the delivery management of small works projects, including planning, directing and controlling activities and agreeing scope and priorities of work with a good grasp of building/civil engineering or M&E engineering.
It is essential that you have strong IT skills, excellent communication skills, meticulous attention to detail, with the ability to solve problems and manage performance proactively.

You should also have experience of managing contractors in a commercial environment (rather than domestic)
You will have the use of a pool vehicle to get around site.
