THE COMPANY
PLATFORM_ is one of the leading companies in the Build-to-Rent (BTR) sector, and we are fully integrated, meaning we invest, design, build, and operate in-house, and have done so for over a decade.
During that time, we have won multiple awards, including 14 different awards in the past two years alone.
Currently, we operate 1,500 apartments in Glasgow, Sheffield, Cardiff, and Edinburgh, and are building over 2,000 more in Leeds, Milton Keynes, and Bristol.
We are also growing through our newly-launched third-party management business, and are actively looking at buying operational BTR schemes across the UK.

THE ROLE
We are looking for an Operations & Mobilisation Manager to successfully deliver projects, implement change, and ensure high standards of delivery across our operational BTR portfolio, as well as mobilising and onboarding new BTR and co-living sites.
The successful candidate will have a high level of responsibility and visibility across the PLATFORM_ business, including exposure to the Chief Executive, and Directors, as well as investors and external parties.
We are looking for somebody who is highly structured and organised, has great attention to detail, and thrives in implementing processes and ensuring the business follows them.

Project delivery: scope, run, and deliver projects across the operational business
- Agree objectives, create step by step plan, engage stakeholders and set up governance structure to deliver
- Understand the objective, business benefit, operational circumstances, and resources required
- Examples include:
- Adapting the operating model to adhere to new legislation, such as the Renters’ Rights Act
- Delivering new services to residents to generate ancillary income, such as apartment cleaning
- Implementing new technology solutions, such as an AI agent for leasing
Onboarding and mobilisation: successfully delivering the PLATFORM_ operating approach for new schemes
- Lead onboarding of operational BTR and co-living schemes using past learnings and operational tools
- Ensure a seamless experience for residents, no impact on rent collection or occupancy, and start delivering operational and financial gains for the investor / owner
- Assist in mobilising brand new PLATFORM_ BTR and co-living developments across the UK
Driving operational standards: embed culture of continuous improvement through audits, feedback and training
- Test, measure and assess the delivery of operational standards and procedures / SOPs at each site
- Conduct site visits, audits, mystery shops and inspections to provide objective measures of performance
- Work with on-site teams, support teams and technology providers to drive improvements and higher scores
- Demonstrate measurable impact on Net Operating Income from actions taken
- Review best practices in the BTR sector, and others, to identify new opportunities for better customer experience, more efficient operations and better returns for investors

Support Senior Operations Manager: act as number two to lead of the Property Management business
- Work with them on strategy, business planning, team planning, and objective setting
- Fill in when they are on leave, including investor meetings, on-site staff management, and reporting
Other
- Actively engage with Nurturing Neighbourhoods ESG strategy to deliver company goals
- Network within BTR industry to stay in touch with trends and best practice, and promote PLATFORM_
KPIs include: occupancy, void days, rental growth, gross to net leakage, net operating income, reviews, NPS, compliance
YOUR SKILLS & EXPERIENCE
- Highly organised, logical, and process-driven to deliver real results, action and change in a structured manner
- An eye for detail, and drive to audit complex operational processes, identify improvements, and implement them
- Good analytical skills to be able to interpret, analyse and act upon detailed operational data
- Experience in project management, compliance, auditing or similar, ideally in residential real estate
- Flexible and adaptable, and able to deal with the fast-paced and 24/7 nature of a fast-growing BTR business
- Technologically savvy and pro-AI, able to understand, operate, and modify systems such as Yardi to improve efficiency
