Pre-Construction Commercial Manager
Location: Stirling
Working Pattern: Office/ Hybrid
Salary: Competitive, depending on experience
An exciting opportunity has arisen for an experienced Pre-Construction Commercial Manager to join a growing construction and development business based in Stirling.
Working closely with the Pre-Construction Director and Bid Manager, you will take responsibility for the commercial management of projects through the pre-construction and bidding stages, helping to deliver competitive, accurate and commercially successful tenders.
The Role
Key responsibilities will include:
- Managing the commercial aspects of multiple projects and tenders from opportunity through to contract award.
- Preparing estimates, cost plans, budgets and tender submissions.
- Identifying commercial risks, opportunities and value engineering solutions.
- Working closely with clients, consultants, subcontractors and suppliers.
- Developing and maintaining strong supply chain relationships.
- Supporting Gateway reviews, bid approvals and commercial handovers.
- Providing accurate turnover, profit and programme projections.
- Maintaining cost databases and ensuring robust commercial information is captured.
- Supporting continuous improvement and lessons learned across the pre-construction function.
- Working with senior management to identify opportunities and support business growth.

About You
We are looking for an experienced Quantity Surveyor, Pre-Construction QS or Commercial Manager with a strong background in construction.
Ideally, you will have:
- Significant estimating, quantity surveying or pre-construction experience with a contractor or developer.
- Experience within residential construction, ideally alongside wider sector experience.
- Strong commercial awareness and an ability to identify risk and opportunity.
- Experience with estimating software such as Causeway, Conquest or similar.
- Excellent communication, organisational and IT skills.
- The ability to manage multiple tenders and deadlines effectively.
- A proactive, commercially focused and collaborative approach.
- A relevant professional qualification or degree is desirable.
- A valid driving licence.
