About the Role & Company
A leading Design & Build fit out specialist delivering high-quality Landlord CAT A and common-area refurbishments across London. The business takes a consultative, partnership-led approach, working closely with landlords, asset managers, and consultants to shape projects from the earliest stages. Known for technical rigour, design intelligence, and a collaborative culture, the company is expanding its pre-construction capability to support continued growth.
We are actively recruiting for a Pre-Construction Manager to lead early-stage project development across a portfolio of Landlord fit out schemes. You’ll act as a client-facing technical and commercial lead, guiding clients through design options, feasibility, cost planning, and programme strategy. This role suits someone who thrives in front-end environments, shaping solutions, advising clients, coordinating design teams, and ensuring proposals are accurate, buildable, and aligned with landlord expectations.
Key Responsibilities
- Lead pre-construction activities across Landlord CAT A and refurbishment projects.
- Act as a client-facing advisor, building strong relationships with landlords, asset managers, and consultants.
- Review and interrogate design information, ensuring feasibility, compliance, and alignment with client objectives.
- Develop detailed cost plans, tender submissions, and technical proposals.
- Coordinate design development with internal teams, external designers, and specialist consultants.
- Provide value engineering options, buildability advice, and technical solutions.
- Manage early engagement with subcontractors to validate pricing, sequencing, and technical assumptions.
- Prepare and present proposals, ensuring clarity, accuracy, and commercial competitiveness.
- Support the transition from pre-construction to delivery, ensuring seamless handover of information.
- Contribute to continuous improvement of pre-construction processes, standards, and client engagement methods.
- Represent the business professionally, consistently, and confidently in all client interactions.

Requirements
- Strong background in pre-construction management within Design & Build.
- Experience working on CAT A, common-area, or landlord-led schemes.
- Confident in client-facing environments with the ability to communicate clearly and credibly.
- Ability to interrogate drawings, specifications, and technical information.
- Strong commercial awareness with experience producing cost plans and tender submissions.
- Comfortable coordinating multiple stakeholders and managing early-stage project complexity.
- Solutions-driven mindset with a consultative approach to problem-solving.
- Excellent communication and presentation skills.
- Relevant technical or construction qualifications beneficial.
