Job Description
We are seeking a highly skilled and experienced Pre Construction Manager to join our team in Swanley, United Kingdom. In this pivotal role, you will be responsible for overseeing all aspects of the pre-construction phase, ensuring projects are set up for success from the outset.
Technical & Industry Expertise
- Strong understanding of façade systems (e.g., rainscreen cladding, curtain walling, EWI, brick slip systems).
- In-depth Knowledge Of Fire Safety Regulations, Including
- Building Safety Act 2022
- Approved Document B
- PAS 9980 and BS 8414
- Experience with remediation of non-compliant cladding (e.g., ACM, HPL, timber).
- Familiarity with design coordination and value engineering in pre-construction phases.
- Ability to interpret and challenge architectural and engineering drawings.
Project & Commercial Acumen
- Proven Experience In Early-stage Project Planning, Including
- Scope definition
- Risk identification
- Programme development
- Strong understanding of procurement strategies and supply chain engagement.
- Ability to support cost planning and budget development in collaboration with QS teams.
- Experience working with framework agreements and public sector clients (e.g., GLA, DLUHC-funded schemes).

Stakeholder & Team Management
- Excellent Communication Skills For Liaising With
- Clients
- Design consultants
- Fire engineers
- Internal delivery teams
- Ability to lead design team meetings and drive progress.
- Experience in client presentations and bid support.
- Collaborative mindset with ability to work cross-functionally (commercial, design, delivery).
Regulatory & Compliance Awareness
- Familiarity with Building Control processes, including Gateway 2 submissions.
- Understanding of Golden Thread principles and digital record-keeping.
- Awareness of resident engagement requirements under the Building Safety Regulator.

Qualifications
- Degree in Construction Management, Architecture, Engineering, or similar.
- Membership of CIOB, RICS, or similar professional body.
- Proficiency in tools like:
- MS Project / Asta Powerproject
- BIM platforms (e.g., Revit, Navisworks)
- Document control systems (e.g., Aconex)
