Pre-Contracts Manager

Taunton

Up to £55,000 + up to 7% of salary as a bonus

I'm working with a well-established Design & Build contractor turning over around £15m, delivering commercial office fit-outs up to £2.5m.

They're looking for a Pre-Contracts Manager who can sit comfortably in front of a client or CEO, understand what they actually want, and then do everything possible to win the project.

You'll be taking briefs, developing them with the client, working closely with the design team and putting together the right commercial solution. You'll be involved from the initial conversation through to pitch, costing and securing the contract.

This isn't just about pricing jobs and sending out tenders. You'll need to build relationships, challenge the brief when needed and find ways to create value. If a client's budget doesn't stack up, you'll sit down with the team and value engineer the project rather than simply walking away from it.

What you'll be doing:

  • Taking briefs from clients and understanding what they're really trying to achieve
  • Building strong relationships with clients, including senior decision-makers and CEOs
  • Working with the design team to make sure proposals meet the brief and stakeholder requirements
  • Leading pitches, presentations and commercial discussions
  • Costing projects and putting together competitive, commercially sound proposals
  • Identifying opportunities to add value and improve the client's scheme
  • Working with the Operations Manager and wider team to ensure projects can be delivered as proposed
  • Value engineering schemes where budgets don't align with the initial brief
  • Taking ownership of the pre-contract process through to securing the project

Requirements:

  • Experience within commercial fit-out, construction or a related D&B environment
  • Confident sitting in front of clients, senior stakeholders and CEOs
  • Strong relationship-building and communication skills
  • Commercially minded with a real understanding of how to win work
  • Able to take a client brief and turn it into a deliverable proposal
  • Comfortable working with design teams, costs and value engineering
  • A genuine hunger to win projects without losing the client-first approach
  • Ambitious, driven and confident enough to challenge ideas when needed
