Role: Pre-Construction Manager
Location: London
Working: Flexible working available

The Role

We are seeking an experienced Pre-Construction Manager to lead the pre-construction process across a range of projects in London and the Southeast, predominantly within the education sector.

Reporting to the Pre-Construction Director, you will manage projects from EOI and tender stage through to negotiation and contract award, working closely with clients, consultants, designers, supply chain partners and internal teams.

You will be responsible for developing the bid strategy, construction methodology, programme and design approach to deliver a commercially viable and best-value solution.

Key Responsibilities

  • Review tender information and develop the overall bid strategy.
  • Lead and coordinate bid submissions, including writing, reviewing and identifying key differentiators.
  • Manage Bid Managers, Bid Writers and wider pre-construction teams.
  • Develop tender programmes, resource requirements and budgets, ensuring key milestones are achieved.
  • Lead internal and external tender meetings.
  • Undertake site visits and identify construction, logistics and buildability constraints.
  • Work closely with clients, designers and consultants to understand project requirements and opportunities.
  • Identify and engage appropriate consultants, designers and supply chain partners.
  • Develop and challenge construction methodology, sequencing, programme and design solutions.
  • Prepare and deliver mid and post-tender presentations.
  • Manage second-stage tenders through to contract award.
  • Capture lessons learned from live projects to improve future tenders.
  • Support wider regional and national bidding initiatives as required.

About You

You will have strong pre-construction and construction management experience, with the ability to lead multidisciplinary teams and complex tender processes.

You will demonstrate:

  • Proven experience in pre-construction and tender management.
  • Strong understanding of construction methodology, programme, sequencing and buildability.
  • Commercial awareness and the confidence to challenge proposals to achieve best value.
  • Excellent client, consultant and stakeholder management skills.
  • Strong understanding of health and safety within the tender process.
  • Excellent written, verbal and presentation skills.
  • Experience producing and coordinating quality tender submissions.
  • Strong knowledge of Microsoft Office, particularly Word, Excel and PowerPoint.
  • Relevant degree qualification or equivalent.
  • CIOB or equivalent professional qualification desirable.
  • Must have previously worked for a Main-Contractor.
