Pre-Construction Manager required for a leading UK Design & Build fit-out contractor. Bristol, M4 Corridor & South Wales. Up to £80,000 + benefits + commission. D&B office fit-out experience essential, with projects valued between £550k and £2m.

A leading UK design and build fit-out contractor is looking to appoint an experienced Pre-Construction Manager to support its continued growth across the South West.

The position offers considerable autonomy, with a combination of home working and visits to live and prospective projects throughout Bristol, along the M4 corridor and into South Wales.

The successful candidate will manage multiple pre-construction opportunities at any one time, typically involving D&B office fit-out projects valued between £550k and £2m.

  • Develop project costs and budgets from client briefs and initial design information.
  • Manage subcontractor enquiries, tender packages and commercial returns.
  • Review, compare and negotiate subcontractor quotations to achieve competitive project costs.
  • Identify opportunities for value engineering and provide commercially viable design solutions.
  • Coordinate site surveys and work closely with subcontractors and the design team.
  • Produce tender and pre-contract documentation, programmes, specifications and client presentation material.
  • Assist with planning, Building Control and Licence to Alter requirements.
  • Support client presentations and contribute to securing new work.
  • Negotiate subcontract packages, variations and final accounts where required.
  • Prepare projects for a smooth transition from pre-construction into the delivery team.

Experience Required

  • Previous Pre-Construction / Estimating / Commercial experience within the construction or fit-out sector.
  • Strong background delivering or pricing D&B office fit-out projects.
  • Confident with cost planning, tendering, subcontractor negotiations and value engineering.
  • Commercially aware with a good understanding of pre-contract processes.
  • Strong knowledge of construction programmes and Microsoft Excel.
  • Excellent communication skills, with the ability to deal confidently with clients, subcontractors and internal teams.
  • Knowledge of JCT contracts would be advantageous.
  • Ideally 5+ years' construction industry experience.

This is a newly created position with a growing contractor that is looking to establish a permanent Bristol presence as the regional workload continues to increase.

The role provides genuine scope to develop into senior management and wider leadership positions as the regional operation grows.
