Premises Site Manager - School

Location: Surbiton, KT5

Pay: Competitive, dependent on experience

Start Date: October 2026

Hours: Full-time - split shifts or non-split shifts available

Contract: Long-term, ongoing position

Long Term Futures is recruiting an experienced and dependable Premises Site Manager to take responsibility for the day-to-day management, safety and security of a school site in Surbiton from October.

This is a varied, hands-on position requiring someone who can confidently manage the practical demands of a busy educational environment. You will be responsible for ensuring the premises remain safe, secure, compliant and well maintained, while coordinating contractors and responding effectively to maintenance and facilities issues as they arise.

The school can offer flexibility around working patterns, with both split-shift and non-split-shift arrangements available for the right candidate.

About The Role

As Premises Site Manager, your responsibilities will include:

  • Taking responsibility for the opening, closing and security of the school site
  • Completing regular site inspections and identifying maintenance or safety concerns
  • Overseeing and coordinating external contractors, ensuring work is completed safely and to the required standard
  • Managing contractor access, site inductions and relevant documentation
  • Monitoring health & safety compliance across the premises
  • Completing and maintaining appropriate premises checks, records and risk assessments
  • Carrying out routine checks relating to fire safety, emergency lighting, water systems and site security
  • Responding promptly to maintenance issues and completing minor repairs where appropriate
  • Ensuring buildings, grounds, entrances and communal areas remain safe and presentable
  • Managing keys, alarms and access arrangements
  • Supporting emergency procedures and responding appropriately to incidents
  • Liaising with senior leadership regarding repairs, contractors and ongoing premises requirements

Ideal Candidate Profile

  • Previous experience within site management, premises, caretaking, facilities or building maintenance
  • School or education-based premises experience would be highly advantageous
  • Good practical knowledge of health & safety and site compliance
  • Confident overseeing contractors and monitoring work on site
  • Strong understanding of building security and safeguarding within a busy environment
  • Practical maintenance skills and the ability to identify when specialist contractors are required
  • Organised and able to maintain accurate compliance and maintenance records
  • Able to work independently and prioritise competing demands
  • Reliable, proactive and comfortable taking ownership of the school site
  • Flexible regarding working patterns, with split and non-split shifts available
