We are looking for a Premises Manager to join our Bristol Schools project, who will be responsible for ensuring building services are delivered in line with contract requirements and Skanska’s business processes, while maintaining compliance across all sites. The role focuses on delivering services within budget, achieving high customer satisfaction, and ensuring smooth day-to-day operations for customers, end users, and stakeholders.
The Premises Manager will lead and oversee a team of Premises Assistants, managing services such as security, porterage, cleaning, and general site supervision. The role also involves monitoring planned and reactive maintenance, ensuring SLA and KPI compliance, managing authority damage effectively, and maintaining sites and equipment to a consistently high standard.
This role operates on a shift-based rota, with working hours covering starts from 6:00am and finishes up to 7:00pm, together with participation in an on-call rota. A full UK driving licence and Enhanced DBS clearance are essential for this position.

As the Premises Assistant, you will:
- Lead and manage the Premises Assistants to deliver high-quality site support services across the school.
- Coordinate with Lead Engineers to ensure reactive and planned preventative maintenance (PPM) works are completed within required timescales.
- Ensure compliance with all statutory, regulatory, and Health & Safety requirements, including safe systems of work.
- Oversee maintenance delivery to make sure all planned and reactive works meet contract requirements, SLAs, KPIs, and management expectations.
- Maintain effective site resourcing, ensuring sufficient labour, materials, and operational cover, including participation in the on-call rota.
- Support team performance and standards through development, annual PDRs, performance management, and monitoring cleanliness, site condition, and reporting of defects or authority damage.
We are looking for:
- Proven experience in Facilities Management service delivery, ideally within a busy operational environment.
- Good working knowledge of Health & Safety legislation and COSHH, with a strong commitment to safe working practices.
- IOSH Managing Safely qualification, or equivalent, preferred.
- Experience of building maintenance systems and coordinating maintenance activities effectively.
- Strong communication skills, with the ability to engage confidently in writing and verbally with employees, customers, and clients at all levels.
- Well-organised and delivery-focused, with the ability to prioritise a varied workload, manage works to time and budget, and ideally with knowledge of Concept CAFM systems.
