About the Role & Company
A long-established, design-led office fit out and workplace transformation specialist, known for delivering high-quality projects with a strong client-first ethos. The business has built its reputation on trust, creativity, and consistent delivery. It is now strengthening its front-end leadership team to support continued growth across London and the South East.
The company is looking for a commercially minded Project Director who can lead pitches, shape proposals, influence decision-makers, and provide strategic oversight across multiple projects.
This is a front-end, commercially focused Project Director position with a strong emphasis on work-winning, client engagement, and strategic project leadership. You will guide clients through the early stages of projects, ensuring the company’s value proposition is clearly communicated and consistently delivered.
Delivery oversight remains part of the role, but your biggest impact will be in sales performance, client confidence, and shaping proposals that win work.

- Lead pitches, tender interviews, and proposal presentations, clearly communicating the company’s offering
- Drive work-winning activity and convert early conversations into secured projects
- Work closely with design, commercial, and pre-construction teams to develop strong, commercially sound proposals
- Provide strategic direction during early design, programme planning, and commercial discussions
- Build and maintain strong relationships with clients throughout the project lifecycle
- Offer senior oversight across selected live projects to ensure quality, programme, and commercial expectations are met
- Support and mentor PMs and delivery teams to maintain high front-end standards
- Provide regular pipeline updates, sales insights, and market intelligence to senior leadership
- Attend industry events and client functions to support visibility and relationship building
Skills and Experience Required
- Experience as a Project Director or Operations Lead within Design and Build or commercial office fit out
- Strong sales capability with a track record of influencing decisions and securing projects
- Confident presenter with strong pitching and client-facing skills
- Deep understanding of CAT A and CAT B fit out, workplace design, and D&B methodology
- Commercially sharp with strong financial awareness and strategic thinking
- Ability to manage multiple opportunities and projects across London and the South East
- Strong leadership skills with experience guiding multidisciplinary teams
- Polished communication style and the ability to build trust quickly
- Relevant construction qualifications, with chartership such as MCIOB or RICS considered an advantage
