Project Director-Commercial / Retrofit / Cut and Carve

The Shore Group Executive have partnered with one of the UK's leading Tier 1 / Commercial Refurbishment contractors to appoint a Project Director for their London business.

With annual turnover exceeding £170m and a reputation for delivering some of London's most complex workplace, refurbishment and cut & carve schemes, the business continues to secure prestigious projects for blue-chip occupiers, developers and institutional clients.

As their project portfolio continues to grow, they are seeking an exceptional Project Director to take ownership of major commercial projects and play a key role in the continued development of the business.

The Role

This is a high-profile leadership position offering responsibility for the successful delivery of 1-2 flagship commercial refurbishment and fit out projects, typically valued between £40m and £70m+.

You will take full ownership from pre-construction through to completion, leading multidisciplinary project teams while acting as the primary point of contact for clients, consultants and key stakeholders.

This is an opportunity to lead some of London's most technically challenging workplace projects, combining structural refurbishment, cut & carve works and high-end CAT A and CAT B fit out delivery.

Beyond project execution, you will work closely with senior leadership, supporting client engagement, contributing to bid strategy and helping secure future opportunities.

This opportunity is designed for an ambitious senior leader currently working within a Tier 1 contractor who is able to take ownership of landmark London projects and play a more influential role in shaping project strategy, delivery standards and client relationships.

You will lead technically complex, high-value schemes while gaining greater exposure to senior business leadership, providing a clear platform for long-term career progression within a market-leading contractor renowned for investing in its people, promoting from within and delivering some of the capital's most prestigious commercial projects.

Requirements

To be successful in this role, you are likely to demonstrate:

  • A proven track record delivering complex commercial office refurbishment, retrofit or cut & carve projects valued at £40m +
  • Experience gained within a recognised Tier 1 contractor, major main contractor or specialist refurbishment business delivering technically challenging commercial schemes.
  • Strong understanding of structural alteration works, façade retention, CAT A office delivery and the integration of new construction within existing assets.
  • Experience leading multidisciplinary teams through complex stakeholder environments involving clients, developers, consultants, fund managers, occupiers and local authorities.
  • Proven ability to manage projects from pre-construction and design development through procurement, construction and successful handover.
  • A track record of delivering projects with significant technical, logistical and programme challenges in central London or similarly constrained city-centre environments.
  • Strong client-facing skills with the ability to build trusted relationships, lead strategic project discussions and represent the business at senior stakeholder level.

  • Take full responsibility for the planning, delivery and overall success of major commercial projects
  • Lead project teams to ensure programmes, budgets and quality standards are achieved
  • Act as the primary client interface throughout the project lifecycle
  • Build and maintain strong relationships with clients, consultants and delivery partners
  • Oversee design management, procurement and delivery strategies
  • Drive programme certainty, commercial performance and operational excellence
  • Ensure projects are appropriately resourced throughout all phases
  • Support bid submissions, client presentations and pre-construction activities
  • Mentor and develop project teams, creating a high-performance culture
  • Champion health, safety and quality standards across all project activities
