Project Director - Self Storage

Location: West London
Salary: £70,000-£80,000
Contract: Fixed Term Contract
Sector: Self Storage - Self Storage experience is essential

We are recruiting for an experienced Head of Operations/Project Director to lead the operational set-up and launch of a brand-new self-storage facility in West London.

This is a senior, hands-on role with full responsibility for taking the business from its current development phase through to opening and early-stage operation. The successful candidate will ideally have direct experience within the self-storage sector and demonstrable involvement in opening or launching new facilities.

The Role

You will take ownership of the operational set-up of the facility, working closely with the CEO, development team, contractors and key stakeholders to ensure the site is fully operational and customer-ready for launch.

Key responsibilities will include:

  • Leading the full pre-opening and operational set-up programme
  • Developing the operational model, processes and procedures
  • Creating and managing the project plan, milestones and key dependencies
  • Implementing self-storage management systems and operational technology
  • Supporting the set-up of access control, CCTV, alarms and security processes
  • Establishing the full customer journey from enquiry through to move-in and move-out
  • Recruiting, onboarding and training the opening team
  • Developing staffing structures, job descriptions and training programmes
  • Establishing sales processes, pricing, promotions and commercial procedures
  • Creating KPIs covering enquiries, conversion, occupancy, revenue and retention
  • Coordinating suppliers, contractors and professional advisers
  • Ensuring all Health & Safety, compliance and operational procedures are in place
  • Testing all systems, processes and customer journeys before launch
  • Leading the opening of the facility and supporting the initial trading period
  • Providing a structured handover to the permanent operational team once the site is established

About You

We are particularly interested in speaking with candidates who have:

  • Proven experience within the self-storage industry
  • Direct involvement in opening, launching and setting up new self-storage facilities
  • Experience at Area Manager, Regional Manager, Head of Operations, Project Manager or Project Director level
  • Strong knowledge of self-storage operations and the customer journey
  • Experience recruiting and building operational teams
  • Strong commercial and sales understanding
  • Experience implementing systems and operational processes
  • Strong project management and organisational skills
  • Experience managing multiple stakeholders, suppliers and contractors
  • A hands-on approach and the ability to work comfortably within a start-up environment
  • The confidence to operate independently and work directly with senior leadership
