About The Role
Project Director - Permanent Opportunity
DIVISION: Build
LOCATION: Solihull, West Midlands

As GRAHAM continues to expand its presence across the West Midlands, we are seeking an exceptional Project Director to lead the delivery of a major residential development programme. This high-profile project will play a significant role in supporting regional growth and regeneration, delivering high-quality homes and community infrastructure at scale.
We are looking for a proven leader with extensive experience delivering large-scale residential schemes, capable of driving performance and leading multidisciplinary teams through every stage of the project lifecycle.
The Role
As Project Director, you will provide strategic leadership and overall accountability for the successful delivery of a major residential development. You will oversee all aspects of project performance, ensuring the scheme is delivered safely, on programme, within budget, and to the highest quality standards.
Working closely with clients, consultants, local authorities, and internal teams, you will play a pivotal role in driving project success while strengthening GRAHAM's reputation across the region.
Key Responsibilities
- Provide strategic leadership across all phases of the development lifecycle
- Lead, inspire, and develop high-performing project delivery teams
- Build and maintain strong relationships with clients, stakeholders, consultants, and supply chain partners
- Drive commercial performance, overseeing project budgets, forecasts, and financial controls
- Identify, manage, and mitigate project risks while ensuring robust delivery strategies are in place
- Champion health and safety, quality, and sustainability objectives across the project
- Promote innovation, best practice, and continuous improvement
- Represent GRAHAM at senior client, industry, and stakeholder forums

About You
- Proven experience in a senior leadership role delivering large-scale residential developments
- Strong track record of successfully delivering high-value, complex housing or mixed-use schemes from inception through to completion
- Extensive experience working within the West Midlands construction market and an understanding of the regional development landscape
- Strong commercial acumen with the ability to manage substantial budgets and drive project profitability
- Excellent stakeholder management and relationship-building skills
- A collaborative leadership style with the ability to motivate teams and drive delivery excellence
- Strategic thinker with a hands-on approach to overcoming project challenges
