Job Title
To oversee the management and performance of ACT projects from inception to completion, including overall programme management, resource allocation, client, and consultant relations. Whilst ensuring the project is completed to the highest standard, in line with ACT commercial goals and company ethos.
General Responsibilities
- Client Liaison: Serve as the main point of contact for the client, ensuring clear and consistent communication throughout the project.
- Health & Safety Compliance: Ensure all sites are compliant with health and safety regulations.
- Site Cleanliness: Maintain clean sites in line with corporate brand policies.
- Problem Solving: Identify problems and offer effective solutions.
- Project Management: Manage multiple projects simultaneously, ensuring they are delivered on time and on budget.
Project Setup and Coordination
- Project Initiation: Set up projects with key in-house personnel and subcontractors.
- Resource Management: Efficiently review and manage labor and resources throughout the project duration.
- Site Collaboration: Work closely with the Site Manager to ensure program and quality control.
- Commercial Collaboration: Collaborate with the Commercial Manager to ensure cost control and accurate financial reporting.
- Program Development: Develop and execute comprehensive project programs, encompassing project scope, timeline, and budget.

Programme Management
- Programme Updating: Take overall responsibility for updating and managing the project programme.
- Delay Notices: Ensure that delay notices are issued in line with the programme for procurement, design sign-off, or information release delays.
- Progress Reporting: Report real-time progress for direct and subcontractor works in line with programme requirements.

Technical and Design Coordination
- M&E Quality Assurance: Work closely with in-house Electrical and Plumbing Engineers to ensure M&E quality on all projects.
- Design Coordination: Liaise with Architects and Interior Designers to coordinate and manage the design drawings and process.
- Stakeholder Engagement: Liaise closely with clients, architects, and stakeholders to understand project requirements and ensure alignment throughout the construction process.
- Regulatory Approvals: Deal with Local Authorities, Landlords, and Managing Agents for consents and approvals.
Meetings and Risk Management
- Meeting Attendance: Attend design team meetings, trade contractor meetings, and client meetings.
- Risk Management: Identify and mitigate project risks, implementing necessary measures to ensure compliance with health and safety regulations.
