As Project Manager
As Project Manager, you will take full responsibility for the successful delivery of multiple commercial fit out and refurbishment projects from pre-construction through to handover. You will lead project teams, manage client relationships, and ensure projects are delivered safely, on time, within budget and to the highest quality standards.
This is an excellent opportunity for a commercially astute construction professional who thrives in a fast-paced environment and has significant experience managing high-end office fit out and refurbishment schemes.
Key Responsibilities
Project Delivery
- Lead the end-to-end delivery of CAT A and CAT B office fit out projects ranging from £1m to £20m+.
- Manage complex cut & carve refurbishment projects within existing buildings.
- Develop and maintain detailed project programmes, ensuring milestones and key deliverables are achieved.
- Coordinate site teams, subcontractors, consultants and suppliers to ensure efficient project execution.
- Identify project risks and implement mitigation strategies to maintain programme and budget objectives.
- Ensure strict compliance with contractual obligations and project specifications.
Client & Stakeholder Management
- Act as the primary point of contact for clients throughout the project lifecycle.
- Build and maintain strong relationships with occupiers, landlords, consultants and stakeholders.
- Lead project meetings and provide regular progress updates to clients and senior leadership teams.
- Manage client expectations and drive high levels of customer satisfaction.

Commercial Management
- Work closely with Commercial Managers and Quantity Surveyors to monitor project profitability.
- Manage procurement activities and subcontractor performance.
- Review project costs, variations, forecasting and change control processes.
- Identify opportunities to improve project margins whilst maintaining quality and client satisfaction.
Health, Safety & Quality
- Drive a positive health and safety culture across all projects.
- Ensure compliance with statutory regulations, CDM requirements and company policies.
- Monitor quality standards throughout the project lifecycle and ensure defect-free delivery.
- Promote best practice and continuous improvement across all project activities.
Leadership
- Lead multidisciplinary project teams and support the development of site management personnel.
- Provide mentoring and guidance to Assistant Project Managers and Site Managers.
- Foster collaborative working relationships across operations, commercial and design teams.
Candidate Requirements
Essential Experience
- Proven experience as a Project Manager within the construction industry.
- Extensive experience delivering:
- CAT A office fit out projects.
- CAT B office fit out projects.
- Commercial refurbishment and cut & carve projects.
- Strong understanding of commercial office environments and workplace refurbishment.
- Demonstrable experience managing projects valued between £5m and £20m+.
- Experience operating within principal contractor environments.
- Strong knowledge of construction methodologies, building regulations and CDM requirements.
- Successful track record of delivering projects safely, profitably and on programme.

Qualifications
- HNC/HND or Degree in Construction Management, Building, Engineering or related discipline.
- SMSTS.
- CSCS Card (appropriate level).
- First Aid qualification (desirable).
- APMP or PRINCE2 certification (desirable).
