PROJECT MANAGER – PRIME RESIDENTIAL DEVELOPMENT
- Location: Central London
- Employment: Permanent, Full-Time
- Reports to: Construction Director / Development Director
The Opportunity
An established residential developer is seeking an experienced Project Manager to take a leading role in the delivery of a prestigious residential development in Central London. This is a developer-led construction role and represents an opportunity to take genuine ownership of a complex project from the current pre-construction and design stages through procurement, construction, high-specification fit-out, completion and ultimately handover ready for sale. Unlike a traditional client-side Project Management position, the successful individual will form part of the organisation that is developing, procuring and delivering the scheme. They will therefore need to combine strong construction knowledge with design coordination, programming, procurement, commercial awareness and an exceptional eye for quality. The Project Manager will act as one of the key individuals responsible for translating the design intent into the finished product.
Responsibilities
The Development
The scheme comprises the extensive redevelopment of two adjoining properties in Central London to create six high-quality residential apartments extending to approximately 9,100 sq ft NIA. The works include significant alteration and reconfiguration of the existing buildings, including:
- Combining two existing properties into a single coordinated development.
- Structural alterations and adjustment of existing floor levels.
- Creation of lateral residential accommodation.
- Removal and replacement of the existing staircase and lift.
- Installation of a new communal staircase and passenger lift.
- New external terraces to the upper floors.
- First-floor and roof-level extensions.
- Alterations and improvements to the external façades.
- New high-performance glazing.
- Extensive structural and MEP coordination.
- Shell & core construction followed by a high-specification residential fit-out.
- Delivery of six individually finished prime residential apartments and associated communal areas.
The project requires a particularly high level of coordination between architecture, structures, building services, fire strategy, Building Control, planning, specialist consultants and the construction packages.

The Role
The Project Manager will assume day-to-day responsibility for the successful delivery of the development, working closely with the Construction Director, design team, commercial team, consultants, subcontractors and suppliers. This is a hands-on delivery position. The successful individual will be expected to understand the detail of the construction, challenge design where appropriate, identify buildability issues, drive procurement and programme, coordinate subcontractor interfaces and ensure that the quality of the finished product reflects the expectations of the prime Central London residential market. The role will span pre-construction, design development, procurement, construction, fit-out, commissioning and completion.
Key Responsibilities
Project Leadership & Delivery
- Take day-to-day ownership of the project from the current design and pre-construction stage through to completion.
- Develop a comprehensive understanding of the design intent, specification, construction methodology and commercial objectives of the development.
- Translate the overall development programme into detailed construction, procurement and package programmes.
- Establish clear milestones and short-term targets and ensure that the project team and supply chain remain accountable against them.
- Take responsibility for the overall management of the live project once construction commences.
- Proactively identify potential delays, construction difficulties and programme risks and implement appropriate recovery or mitigation measures.
- Maintain a strong presence on site and take ownership of issues rather than simply reporting them.
Design & Technical Coordination
- Work closely with the architect, structural engineer, MEP consultants and specialist designers to progress the scheme through detailed design and construction.
- Manage the transition from design intent into coordinated, buildable construction information.
- Chair and contribute to design and technical coordination meetings.
- Review drawings, specifications and technical submissions from a practical construction and buildability perspective.
- Coordinate architectural, structural and MEP interfaces and identify clashes or gaps before they affect construction.
- Manage contractor-designed elements and specialist subcontractor design information.
- Establish and maintain design information requirements and IRS schedules.
- Drive RFIs, technical queries, approvals and design decisions to avoid disruption to the construction programme.
- Ensure the design continues to reflect the quality, functionality and commercial objectives of the finished development.

Procurement & Package Management
- Work with the commercial team to divide the project into logical and commercially effective work packages.
- Assist with and take an active role in the procurement of subcontractors, suppliers and specialist packages.
- Review subcontractor proposals from a technical, programme, quality and buildability perspective.
- Participate in tender interviews, scope reviews and package negotiations.
- Ensure subcontractor scopes are comprehensive and package interfaces are clearly understood.
- Manage subcontractors following appointment and ensure their works are properly coordinated.
- Monitor procurement against the construction programme, particularly long-lead and bespoke items.
- Coordinate material approvals, samples, mock-ups and specialist installations.
Programme Management
- Develop, maintain and drive detailed project programmes.
- Produce short-term and look-ahead programmes to manage construction activity.
- Monitor progress against key milestones and accurately forecast completion dates.
- Coordinate design release, procurement, manufacture and site installation requirements.
- Ensure subcontractors understand and work to the agreed programme.
- Identify programme slippage at an early stage and implement corrective action.
- Provide clear and concise progress reporting to the senior management team.
Commercial & Cost Awareness
Although supported by the commercial team, the Project Manager will be expected to maintain a strong commercial understanding of the development. Responsibilities will include:
- Protecting the commercial interests of the business throughout the project.
- Working closely with the Quantity Surveyor / Commercial Manager.
