Project Manager – Vistry East London (Patchworks, Walthamstow, London E17 4EE)
Role Overview
In a nutshell…
We’re looking for a Project Manager to join our team at our Patchworks site in Walthamstow, London E17 4EE. You’ll be responsible for planning, coordinating, and overseeing construction projects from start to finish, ensuring they’re delivered on time, within budget, and to the required quality standards.
Key responsibilities include:
- Managing budgets, schedules, resources, and teams
- Liaising with partners, customers, contractors, and stakeholders
- Handling risks, issues, and compliance
- Safeguarding health and safety onsite

Essential

- Proven experience in new build multi-storey projects or housing developments
- Strong background in health and safety management
- Ability to analyse technical and commercial aspects of construction and optimise for time, cost, quality, and resource efficiency
- Demonstrated leadership in fast-paced, regulated markets
- Excellent interpersonal skills and team coordination
- Proactive, influential, and capable of inspiring teams through respectful leadership

Desirable
- Valid First Aid at Work Certificate
- NVQ Level 6–7 or BTEC Diploma in Building Construction (or equivalent)
- Valid Scaffold Inspection, LOLER, and SMSTS Certificates
- CIOB qualifying standard (up to Group policy)
- Proficiency in Microsoft Office, Presto Powerproject, and Asta Plans
- Knowledge of health and safety legislation and the Considerate Contractors scheme
- Experience in promoting sustainable and efficient construction practices
Key Responsibilities
Project Delivery & Compliance
- Ensure safety and welfare of all project stakeholders (aligned with Vistry’s policies)
- Drive continuous safety improvements
- Oversee quality, time, and customer relations to deliver projects successfully
- Manage internal and external teams, balancing targets and resources
Leadership & Team Development
- Coach and mentor team members for growth
- Foster a positive, collaborative culture
- Engage employees to achieve excellence in project outcomes

Communication & Financial Oversight
- Maintain stakeholder relationships and documents all project communications
- Coordinate logistics, supply chains, and programme schedules
- Facilitate key planning and project meetings
- Manage additional work scopes with clear cost controls
- Integrate commercial and technical decisions into project strategies
Risk & Compliance
- Identify potential project risks and implement mitigation plans
- Ensure adherence to Vistry’s in-house processes
- Uphold building codes and client preferences (including Considerate Contractors standards)
Quality & Continuous Improvement
- Implement quality review systems
- Conduct audits to ensure standards are met
- Implement optimisations to streamline processes
