About the Role
We are looking for a Project Manager who has strong experience in the fit-out industry, highly proficient at programming, and commercially astute. You will know how to implement and drive a robust programme, and you will understand the commercial implications of every decision made on site. Just as importantly, you will share our ethos: running tight, safe, profitable sites while caring deeply about how the finished space looks and feels!
Key Responsibilities
Delivery
- Lead projects from design handover and pre-start through construction, commissioning and handover
- Build, own and update detailed programmes in MS Project, tracking progress against baseline and reporting variances early
- Plan and coordinate subcontractors, procurement and long-lead items to protect key dates
- Run site progress meetings, client meetings and subcontractor coordination meetings
- Manage snagging, defects, O&M manuals and a smooth, well-presented handover
Design and Quality
- Work closely with our designers so the finished space matches the design intent
- Review drawings, specifications and finishes for buildability, flagging issues and proposing solutions that keep the look and feel
- Champion high standards of workmanship, detailing and finish on site
- Manage design changes and RFIs, keeping drawings and information current

Commercial
- Work alongside the Quantity Surveyor to manage cost, change and margin on every project
- Understand and communicate the cost, time and programme impact of decisions made on site before they are made
- Identify, record and notify variations and early warnings promptly
- Contribute to monthly cost-value reconciliations (CVRs) and forecasts
- Seek value-engineering opportunities that protect both budget and design quality
Health and Safety
- Strong understanding of CDM Regulations and their requirements.
- Prepare and maintain the Construction Phase Plan and review RAMS from subcontractors
- Run inductions, toolbox talks and regular site inspections, keeping a safe, tidy and secure site
- Manage working in occupied and live buildings, including landlord and building management requirements
People and Clients
- Be the main day-to-day contact for the client, keeping them informed and confident
- Lead and motivate site managers, supervisors and subcontractors
- Build strong relationships with landlords, building managers and consultants
Essential Experience
- 10+ years' experience in UK commercial fit-out, on the contractor side.
- A track record of delivering commercial fit-out projects to programme, budget and quality
- Experience in a design and build environment, working closely with in-house or appointed designers
- Experience delivering projects in occupied buildings and live environments
- You must be commutable to the Midlands and your experience gained in the UK Construction industry. Do not apply if you do not have this.

Skills and Knowledge
- Proficient in MS Project: building, resourcing, baselining and updating programmes, and producing clear progress reports
- Strong understanding of CDM 2015 regulations and the duties of the Principal Contractor
- Commercially astute, with a sound understanding of contracts (JCT), variations, cost control and the commercial consequences of site decisions
- A genuine appreciation of design, materials, joinery and finishes, and an eye for detail
- Good technical knowledge of fit-out trades, including M&E coordination
- Clear, confident communication, written and verbal
Qualifications
- SMSTS (essential)
- CSCS Manager card (essential)
- First Aid at Work (essential)
- Construction-related degree or HNC/HND, or equivalent experience
- NEBOSH Construction Certificate (desirable)

Location and Salary
- Location: Jewellery Quarter
- Salary: £55,000 - £75,000 dependent on experience
