Background of BW:

Established in 1999, BW: Workplace Experts is a dynamic and diversified company specialising in the creation of modern, contemporary spaces. Role Overview:

The Project Manager provides support / services to the Senior Project Manager, Project Director, and Contract Manager. They are responsible for overseeing the end-to-end delivery of complex commercial projects. They manage project financials, ensure high quality, on time delivery for clients, and coordinate with subcontractors and designers to ensure the completion of the final project.

Key Responsibilities:

The successful candidate will have a range of responsibilities. Duties will include but not be limited to the following:

  • Ensure that all sites follow BW Defect Free requirements regarding signage, H&S plan, PCP etc.
  • Carry out routine daily snagging inspections, snagging sheets to be issued weekly by each sub-contractor at the weekly coordination meetings.
  • Assist sub-contractors in being proactive with their queries. Ensure that areas are prepared and cleared in advance and that sub-contractors are monitored based on their performance ensuring any matter is dealt with within three days or passed on to the Contracts Manager/ Senior Project Manager.
  • Carry out daily walks around the site to check general tidiness ensuring that sub-contractors are made to clean their own rubbish that evening.
  • All existing finishes to be protected within the first week ensuring that sub-contractors are made to apply their protection to work as it is completed, following BW inspection and consequential signing off.
  • Hold regular sub-contractor coordination meetings on a weekly basis along with director meetings making sure that minutes are issued to all sub-contractors.
  • Make sure that site equipment and plant is always clean and tidy and returned clean.
  • Attend all project meetings and ensure that colour copies of the Progress Reports are issued at each project site meeting with the attachments which include a key summary highlighting the crucial project issues and all relevant Defect Free documentation included.
  • Draft O&M’s to be available 4 weeks prior to PC.
  • Ensure that a Defect Free Certificate has been signed and that a ‘happy letter’ has been received from the client.
  • Ensure that all of the requirements which fall under Defect Free; Weekly inspections, Monthly Directors Meetings, Benchmarking, Comprehensive Snag List, Direct Drop Line Meeting, Weekly Sub-Con, Snag Lists are implemented throughout the project and that all actions are completed and carried out within two days.
  • Work with the team in order to ensure the delivery of Defect Free in its entirety on all projects, not just focusing on individual discipline/tasks but helping all members of the team to carry out and complete their objectives by delivering the project to the client.
  • Guarantee that all sub-contractors are issued instructions daily in writing.
  • Make certain that all Allocation Sheets for hourly paid staff/ staff working in Direct Labour are issued to the office each Friday with full descriptions of the work carried out that week with any likely C/C noted.
  • Issue plant and material sheets each Monday, also stating if any plant was used on ‘C/C’ or ‘extras’.
  • Ensure that all CVIs/RFIs detailing queries and instructions are issued in writing on the day that they arise, added to the appropriate schedule, and are copied back to the office.
  • Carry out a daily review of labour and plant requirements ensuring that there is maximum use and PAT testing for all equipment.
  • Exercise daily site control by walking the site at regular intervals to ensure that sub-contractor and non-recoverable costs due to disruption are 100% avoided.
  • Make sure that all sub-contractor day work sheets are commented upon and forwarded to the Project Director/Commercial Manager within 24 hours of receipt (having previously notified any other appropriate sub-contractors of their risk of incurring costs).
  • No reportable/ non-reportable accidents on site. No actions required as a result of H&S inspection.
  • Should an accident occur onsite, immediately complete the Accident Form issuing a copy to the Head office to include details of the project title and contract number. Any reportable accidents must be reported to the Operations Director and Head Office immediately with notification sent to the HSE and witness statements taken as appropriate.
  • Meet with the Clients Representative every couple of days and ensure they are happy with work that is being carried out.
  • On a daily basis, walk the route to check all is clear and confirm this with the Clients Representative.
  • Clearly define the office area and make sure that all of the posters/programmes are displayed and that the area is always tidy.
  • Manage and deliver all aspects of Quality, Health and Safety and Environmental within the project in line with the BW QHSE process and procedures and ISO accreditations.
  • Be proactive and raise queries early and suggest each time a way to progress the works efficiently.
