The Opportunity
We are currently recruiting on behalf of a well-established and growing specialist construction contractor for an experienced Project Manager to join their team on a major high-rise residential development in Salford.
This is an excellent opportunity for an experienced construction professional with a strong background in high-rise residential projects, building safety, firestopping and passive fire protection.
The successful candidate will take overall responsibility for the successful delivery of the project, managing programme, commercial awareness, resources, subcontractors, quality, compliance, and key stakeholder relationships.
About the Company
Our client is a specialist construction contractor with extensive experience delivering projects across the UK, with particular expertise in passive fire protection, firestopping, fire doors, drylining, and building safety remediation.
They work across major residential and commercial developments, including complex high-rise and occupied buildings where safety, compliance, and quality are critical.
Due to continued growth and a strong project pipeline, they are looking to appoint an experienced Project Manager to lead the delivery of a significant project in Salford.
The Role
As Project Manager, you will have overall responsibility for the planning, coordination, and successful delivery of the project.
You will work closely with the client, main contractor, consultants, subcontractors, site management team, and internal departments to ensure the project is delivered safely, efficiently, and in accordance with programme, specification, quality, and contractual requirements.
Key Responsibilities
- Take overall responsibility for the successful delivery of the project.
- Develop, manage, and monitor the project programme.
- Coordinate labour, subcontractors, specialist trades, materials, and resources.
- Manage works across multiple floors, phases, and work areas.
- Monitor project performance and identify programme risks, delays, and potential issues.
- Develop recovery plans and mitigation measures where required.
- Oversee firestopping, passive fire protection, fire doors, drylining, and associated specialist packages.
- Ensure works are delivered in accordance with drawings, specifications, approved systems, and manufacturers' requirements.
- Ensure appropriate QA, inspection, and compliance processes are maintained throughout the project.
- Oversee project documentation, inspection records, photographic evidence, and completion information.
- Work closely with site management to maintain high standards of workmanship and productivity.
- Manage subcontractor performance and ensure packages are delivered to programme and required quality standards.
- Coordinate design information, technical queries, RFIs, and site requirements.
- Lead progress, programme, and coordination meetings.
- Maintain strong relationships with the client, main contractor, consultants, and other project stakeholders.
- Provide accurate progress reports and project updates to senior management.
- Manage project risks and resolve operational and technical issues efficiently.
- Oversee snagging, remedial works, and project close-out.
- Ensure excellent health & safety standards are maintained throughout the project.
- Ensure works within live or occupied environments are carefully planned and coordinated to minimise disruption.
- Support commercial teams with variations, progress information, and project records where required.

About You
We are looking for an experienced Project Manager with a strong construction background and the ability to take ownership of a complex high-rise project.

You should have:
- Proven Project Management experience within construction.
- Experience delivering high-rise residential developments.
- Experience working within live or occupied buildings.
- Strong knowledge of firestopping, passive fire protection, and fire compartmentation.
- Experience managing specialist construction packages.
- Strong programme planning and project coordination skills.
- Experience managing subcontractors and multidisciplinary site teams.
- Good understanding of construction drawings, specifications, and technical information.
- Strong knowledge of construction compliance and quality assurance.
- Excellent client and stakeholder management skills.
- Strong commercial awareness.
- Excellent organisational and problem-solving skills.
- Strong understanding of construction health & safety requirements.
- Ability to manage multiple priorities and work effectively under programme pressure.
Qualifications
The following qualifications would be advantageous:
- SMSTS
- CSCS Black/Gold Card or equivalent
- First Aid
- NVQ Level 6/7 in Construction Management or equivalent
- HNC/HND/Degree in Construction Management or a related discipline
- Relevant firestopping/passive fire protection qualifications or experience
