Job Title: Project Manager - Social Housing Adaptations & Planned Works

Location: Peterborough - Office Based

Salary: £37,500 - £50,000 per annum plus bonus and benefits (OTE £70,000)

Job type: Full Time, Permanent

About Us

Westone Housing Ltd is a leading property refurbishment, maintenance and adaptation contractor based in Peterborough. Working across the Insurance, Commercial and Public Sector markets, we deliver high-quality repair, refurbishment and maintenance services through our directly employed workforce and approved contractor network.

Our Public Sector Department partners with Local Authorities, Housing Associations and Registered Providers to improve homes and communities through the delivery of property adaptations, planned maintenance and refurbishment programmes.

Due to continued growth, we are seeking an experienced and customer-focused Project Manager to join our expanding Public Sector team.

About The Role

As a Project Manager within our Public Sector Department, you will be responsible for the successful delivery of multiple projects across housing association and local authority contracts.

The role will involve managing a diverse range of property adaptation, repair and refurbishment works, ensuring projects are delivered safely, efficiently, on budget and to the highest quality standards whilst maintaining excellent levels of resident satisfaction.

Typical Projects Include

  • Disabled Facilities Grant (DFG) adaptations
  • Access ramps, pathways, door widening and accessibility alterations
  • Level Access Shower installations
  • Kitchen adaptations
  • Property void refurbishments
  • Damp, mould and condensation remediation works
  • Housing disrepair projects

Based from our Peterborough Head Office, you will be required to regularly visit sites across our operational areas.

Customer service, stakeholder communication and operational excellence are fundamental to this role, as you will be working directly with vulnerable residents, local authority officers, housing association representatives and supply chain partners.

Key Responsibilities And Duties

  • Manage projects from instruction through to practical completion.
  • Deliver projects safely, on programme, within budget and to agreed quality standards.
  • Plan and coordinate labour, materials, subcontractors and specialist trades.
  • Liaise with Local Authority and Housing Association clients on a regular basis.
  • Build and maintain positive relationships with residents and stakeholders.
  • Ensure all works comply with contractual obligations, specifications and building regulations.
  • Undertake site inspections, progress meetings and quality audits.
  • Manage project costs, variations and financial performance.
  • Monitor and report on contract KPI performance.
  • Identify and resolve operational and delivery challenges.
  • Ensure compliance with CDM Regulations, Health & Safety legislation and company procedures.
  • Support the pricing and scoping of additional works where required.
  • Produce progress reports and attend client review meetings.

Qualifications And Experience

About You:

  • Previous experience managing housing refurbishment, maintenance or adaptation projects.
  • Experience working with Local Authorities, Housing Associations or Social Housing providers.
  • Strong knowledge of domestic refurbishment and maintenance works.
  • Understanding of housing adaptations and accessibility improvements.
  • Experience managing subcontractors and direct labour.
  • Strong organisational and project planning skills.
  • Good understanding of Microsoft Office and digital project management systems.
  • Full UK Driving Licence.

Desirable

  • SMSTS or SSSTS qualification and / or IOSH or NEBOSH certification.
  • HNC/HND or equivalent construction-related qualification.
  • Experience delivering Disabled Facilities Grant (DFG) works.
  • Knowledge of housing disrepair legislation.
  • Experience managing damp and mould remediation programmes.
  • Asbestos Awareness Training.
