Senior Project Manager – Residential Development | Manchester | £80,000–£90,000 + Car Allowance

Our client is a fast-growing, privately-backed property developer with a strong pipeline of high-rise residential and build-to-rent schemes across Manchester and the wider North West. Due to continued growth, they are looking to appoint an experienced Senior Project Manager to join their delivery team.

This is an outstanding opportunity for a construction professional with a strong tier-one contractor background to move client-side and take ownership of live, high-profile residential projects from a development perspective.

About the Role

As Senior Project Manager, you will act as the client's representative on site, working closely with the wider development, design and construction teams to ensure projects are delivered safely, on programme, within budget and to the highest quality standards. You will be involved from pre-construction through to practical completion and handover, playing a key role in shaping how each scheme is delivered.

Key Responsibilities

  • Managing the day-to-day delivery of residential/high-rise construction projects on behalf of the client
  • Acting as the primary point of contact between the developer, main contractor, design team and other consultants
  • Monitoring programme, budget, quality and health & safety performance throughout the build
  • Reviewing contractor performance, attending progress meetings and driving accountability across the supply chain
  • Identifying and mitigating project risks, escalating issues where required
  • Supporting the pre-construction team with buildability, programme and cost input during design development
  • Ensuring compliance with building regulations, planning conditions and relevant industry standards
  • Reporting project progress, risks and financial status to senior stakeholders

What We're Looking For

  • Proven experience delivering residential and/or high-rise construction schemes, ideally gained with a leading tier-one main contractor
  • Strong technical, commercial and programme management skills
  • A collaborative, hands-on approach with the confidence to manage multiple stakeholders and hold contractors to account
  • Excellent communication and organisational skills
  • Relevant construction-related degree and/or professional membership (e.g. CIOB, RICS) desirable
  • SMSTS, CSCS and First Aid at Work (or willingness to obtain) preferred
