Capital Project Manager

Location: Birmingham
Salary: £50,000 – £55,000 + Benefits
Working Pattern: Hybrid / site-based – typically 3 days per week on site and 1 day in Birmingham City Centre
Qualifications: Ideally MRICS, MCIOB or MAPM

The Opportunity

An excellent opportunity has arisen for an experienced Project Manager to join the team responsible for delivering capital projects across a major, high-profile Birmingham estate.

The role offers the opportunity to work within a large and varied operational property environment, supporting an ongoing programme of investment, refurbishment and improvement works.

This role would suit a Project Manager who enjoys the variety and hands-on nature of building surveying-led projects refurbishment, alteration, lifecycle and improvement works but who also wants the opportunity to support larger and more complex capital projects.

Rather than working within a traditional consultancy environment, you will operate from the client side, working closely with internal stakeholders, consultants and contractors to take projects from initial brief through procurement, construction and handover.

The Role

As Capital Project Manager, you will manage a varied programme of projects across the estate. Projects are likely to range from smaller refurbishment and upgrade schemes through to larger strategic capital works.

Responsibilities will include:

  • Managing capital projects from initial brief through design, procurement, construction and handover
  • Developing project briefs, scopes of work and programmes
  • Managing external consultants, contractors and specialist suppliers
  • Coordinating design teams and ensuring projects meet operational requirements
  • Managing programme, cost, quality and project risk
  • Supporting procurement and tender processes
  • Reviewing contractor proposals, programmes and project information
  • Monitoring works on site and managing progress meetings
  • Managing change and resolving project issues
  • Ensuring appropriate health & safety, CDM and statutory requirements are maintained
  • Coordinating projects within a busy operational environment
  • Managing stakeholder expectations across different areas of the business
  • Supporting senior colleagues on larger capital investment projects
  • Managing project completion, snagging, handover and close-out

About You

We are looking for someone with a strong background in project management, building surveying or construction consultancy who is comfortable managing projects independently.

You could currently be working as a Project Manager, Building Surveyor or Capital Projects Manager within a consultancy, property organisation, major estate or client-side environment.

You will ideally have:

  • Experience delivering refurbishment, alteration, upgrade or lifecycle projects
  • Strong construction and building knowledge
  • Experience managing projects through multiple RIBA stages
  • The ability to manage external consultants and contractors
  • Experience of tendering, procurement and contract administration
  • Strong stakeholder management skills
  • Commercial awareness and an understanding of project budgets
  • Experience working within occupied or operational environments
  • The confidence to manage several projects simultaneously

A professional qualification such as MRICS, MCIOB or MAPM would be particularly attractive, although candidates with a strong background in project delivery will also be looked upon favourably.

This is a particularly good opportunity for somebody who enjoys the technical and varied nature of building surveying-type projects but does not want to be limited purely to smaller schemes.

You will have the opportunity to manage your own portfolio of capital works while gaining exposure to larger investment projects across a significant and complex estate.

The operational nature of the environment also creates an interesting project challenge, with works needing to be carefully planned around ongoing business activity, stakeholders and live environments.

Location / Working Pattern

The role will primarily be based in Birmingham.

The anticipated working pattern is approximately:

  • 3 days per week on site
  • 1 day per week in Birmingham City Centre
  • Flexibility around the remaining working arrangements

Candidates living within approximately one hour of Birmingham would therefore be ideally positioned.
