The Monitoring Team at Colliers
The Monitoring Team at Colliers provides independent advice to banks, lenders, and funders on property development and construction projects. They monitor developments from inception through to completion, assessing project costs, risks, programmes, and progress to ensure schemes remain on track and within budget.
The team reviews financial information, construction progress, and project documentation, preparing detailed reports that help clients make informed lending and investment decisions. Working across a wide range of residential, commercial, industrial, and mixed-use developments, the team plays a key role in supporting successful project delivery.
Job Description
The Role
As a Monitoring Surveyor, you will work alongside experienced colleagues to deliver independent monitoring services on behalf of banks, alternative lenders, funders, and investors. You will be responsible for assessing and reporting on development projects, helping clients manage risk throughout the construction lifecycle.
This is an excellent opportunity for a recently qualified MRICS surveyor looking to develop their career within a market-leading consultancy.
Key Responsibilities
- Undertake project monitoring instructions across a range of development sectors, including residential, industrial, mixed-use, office, and student accommodation.
- Review development appraisals, project budgets, programmes, procurement routes, and contractual arrangements.
- Assess development and construction risks on behalf of funding institutions.
- Prepare initial monitoring reports and ongoing progress reports.
- Attend site inspections and monitor progress against programme, cost, and quality benchmarks.
- Review drawdown requests and provide recommendations to lenders.
- Monitor project cash flow, contingencies, and cost variations.
- Liaise with developers, lenders, contractors, project managers, and professional teams.
- Support senior surveyors in delivering complex monitoring instructions.
- Assist in business development activities and maintaining client relationships.
- Ensure compliance with RICS standards and internal quality procedures.

Qualifications
Essential Requirements
- MRICS qualified
- Degree qualified in Quantity Surveying, Building Surveying, Construction Management, or a related discipline.
- Strong understanding of construction processes, procurement methods, and project delivery.
- Excellent report-writing and analytical skills.
- Strong commercial awareness and attention to detail.
- Full UK driving licence and willingness to travel across the region.
- Strong communication and stakeholder management skills.
Desirable Requirements
- Experience working within project monitoring, quantity surveying, cost consultancy, or project management.
- Exposure to development finance and lender services.
- Knowledge of JCT building contracts and development funding structures.
- Experience of residential and commercial development projects.
