Project Monitoring Surveyor

Manchester | Hybrid Working

Turner Property Recruitment is working with a leading international property consultancy to recruit an MRICS-qualified Monitoring Surveyor for its Manchester team.

This opportunity would suit a recently chartered or senior-level professional with experience in project monitoring, quantity surveying, project management, or building surveying. Previous lender monitoring experience is beneficial, but the team can support someone looking to move into the specialism.

The Opportunity

You’ll provide independent advice to banks, alternative lenders, investors, and funders, helping them assess development risk and make informed funding decisions. Working alongside experienced colleagues, you’ll monitor projects across residential, industrial, commercial, mixed-use, and student accommodation sectors, from initial due diligence through to completion.

Your Responsibilities Will Include:

  • Reviewing development budgets, appraisals, construction programmes, and procurement strategies.
  • Assessing contracts, professional appointments, and key construction risks.
  • Preparing initial due diligence reports and regular progress reports.
  • Visiting sites to assess progress, quality, and performance against programme.
  • Reviewing drawdown requests and making recommendations to lenders.
  • Tracking cash flow, variations, contingencies, and anticipated completion costs.
  • Liaising with developers, contractors, lenders, and professional teams.
  • Supporting colleagues on complex instructions and helping maintain client relationships.

About You

  • MRICS qualified.
  • Degree in Quantity Surveying, Building Surveying, Project Management, Construction Management, or a related discipline.
  • Consultancy experience in monitoring, cost management, project management, or building surveying.
  • Sound understanding of construction delivery, procurement, and contracts.
  • Strong analytical skills and the ability to write clear, commercially focused reports.
  • Confident communicating with clients and project teams.
  • Full UK driving licence and willingness to travel to sites across the region.
  • Knowledge of development finance, lender requirements, and JCT contracts would be advantageous.
